El Ministerio de Vivienda y Agenda Urbana ha anunciado la incorporaci\u00f3n de <strong>13.000 nuevas viviendas p\u00fablicas<\/strong> al mercado en los pr\u00f3ximos meses de 2025, la mayor\u00eda destinadas a <strong>alquiler asequible<\/strong>.<\/p>\n<h2>Sareb y Sepes: claves en el despliegue<\/h2>\n<p>Esta medida se suma a la reciente compra de <strong>40.000 inmuebles de Sareb<\/strong> y a la cesi\u00f3n de suelos a <strong>Sepes<\/strong>, con el objetivo de levantar otras <strong>55.000 viviendas<\/strong> en los pr\u00f3ximos a\u00f1os.<\/p>\n<p><strong>Catalu\u00f1a<\/strong> liderar\u00e1 este despliegue, seguida de Comunidad Valenciana y Andaluc\u00eda, territorios que concentran una elevada presi\u00f3n de demanda en alquiler.<\/p>\n<h2>Contexto del mercado: precios al alza y escasez de oferta<\/h2>\n<p>El impulso a la <strong>vivienda p\u00fablica<\/strong> pretende dar respuesta a un contexto complejo: desde la entrada en vigor de la Ley de Vivienda en 2023, la <strong>oferta de alquiler ha ca\u00eddo un 17%<\/strong> mientras que los precios <strong>han subido un 24%<\/strong> desde mayo de 2023, lo que dificulta especialmente el acceso a j\u00f3venes y familias con menos recursos.<\/p>\n<p>El mercado sigue en tensi\u00f3n: la vivienda usada ha subido <strong>14% interanual<\/strong> (2.438 euros\/m\u00b2) y la vivienda nueva alcanz\u00f3 un r\u00e9cord de <strong>3.151 euros\/m\u00b2 (+7,5%)<\/strong> en el segundo trimestre de 2025. <strong>Catalu\u00f1a, Madrid y Baleares<\/strong> encabezan estas subidas.<\/p>\n<h2>Obras, licitaciones y desaf\u00edos estructurales<\/h2>\n<p>Entre abril de 2024 y marzo de 2025, las licitaciones de obra p\u00fablica en vivienda familiar alcanzaron los <strong>944 millones de euros<\/strong>, un <strong>116% m\u00e1s<\/strong> que el periodo anterior. El sector promotor valora positivamente este impulso, pero advierte sobre desaf\u00edos pendientes: escasez de suelo finalista, aumento de los costes de construcci\u00f3n (+30% desde 2019) y rigidez normativa.<\/p>\n<h2>Inversores atentos y oportunidades en obra nueva<\/h2>\n<p>El mercado residencial espa\u00f1ol sigue despertando apetito inversor: activos en rentabilidad se revalorizaron un <strong>4,38% en Madrid<\/strong> y un notable <strong>7,8% en residencias de estudiantes<\/strong> desde 2023, seg\u00fan CBRE.<\/p>\n<p>Con <strong>127.721 visados en 2024<\/strong> y previsi\u00f3n de alcanzar <strong>135.000 en 2025<\/strong>, la obra nueva mantiene el ritmo. <strong>Madrid, Barcelona y M\u00e1laga<\/strong> concentran casi la mitad de esta oferta, donde el atractivo de un mercado din\u00e1mico abre oportunidades pero tambi\u00e9n exige preparaci\u00f3n ante precios r\u00e9cord y tensiones estructurales.<\/p>\n<h2>Una oportunidad para j\u00f3venes y familias<\/h2>\n<p>El Ejecutivo busca con este plan ampliar el parque p\u00fablico y facilitar el acceso a la vivienda en alquiler asequible, aliviando as\u00ed la presi\u00f3n de precios. Pero su \u00e9xito depender\u00e1 de una ejecuci\u00f3n eficaz y la superaci\u00f3n de obst\u00e1culos tradicionales como la disponibilidad de suelo, los costes elevados y la complejidad
