Madrid se posiciona como la segunda comunidad con mayor precio tras Catalu\u00f1a, y es la \u00fanica junto a Mallorca y Catalu\u00f1a que supera el crecimiento medio nacional del 7,5\u202f%.<\/p>\n<p>En Espa\u00f1a, el precio medio de la vivienda nueva alcanz\u00f3 los 3\u202f151\u202f\u20ac\/m\u00b2 en junio, marcando un nuevo r\u00e9cord tras una subida del 7,5\u202f%.<\/p>\n<h2>Diversidad de precio por distritos y municipios metropolitanos<\/h2>\n<p>En la ciudad de Madrid, los 21 distritos registraron subidas interanuales superiores al 6,6\u202f% . El distrito de <strong>Salamanca<\/strong> es el m\u00e1s caro, con 8\u202f259\u202f\u20ac\/m\u00b2 (+8,3\u202f%), seguido por Chamber\u00ed (7\u202f367\u202f\u20ac\/m\u00b2, +7,2\u202f%) y Centro (6\u202f694\u202f\u20ac\/m\u00b2, +7,4\u202f%). Seg\u00fan la Sociedad de Tasaci\u00f3n, la Comunidad de Madrid contin\u00faa consolid\u00e1ndose como uno de los focos m\u00e1s din\u00e1micos del mercado residencial espa\u00f1ol. Se registr\u00f3 un crecimiento en precio del 4,7\u202f% durante el primer semestre de 2025.<\/p>\n<p>Desde el punto de vista nacional, este encarecimiento prolongado profundiza la brecha de acceso a la vivienda. El Banco de Espa\u00f1a advierte que la bajada en tipos de inter\u00e9s (eur\u00edbor en torno al 2\u202f%) pierde eficacia porque la subida de precios neutraliza su impacto positivo en la accesibilidad a la vivienda.
