Le siguen <strong>Valencia<\/strong> y <strong>Zaragoza<\/strong>, en un contexto donde ocho de las diez localidades con mayor inter\u00e9s de compra son capitales de provincia, seg\u00fan idealista.<\/p>\n<h2>Un dominio claro de las capitales provinciales que demanda vivienda<\/h2>\n<p>El reciente ranking de demanda relativa de idealista muestra c\u00f3mo las capitales de provincia concentran el inter\u00e9s principal en el mercado de compra de viviendas. Madrid encabeza la lista, seguida por Valencia (2\u00ba) y Zaragoza (3\u00ba). Tambi\u00e9n est\u00e1n presentes Santa\u202fCruz\u202fde\u202fTenerife, Las Palmas de Gran Canaria, Barcelona, Sevilla y A Coru\u00f1a dentro de las diez primeras posiciones.<\/p>\n<h2>Otros municipios destacados fuera del top capitales<\/h2>\n<p>Adem\u00e1s, las ciudades no capitales m\u00e1s solicitadas incluyen Torrent (4\u00ba) y Gij\u00f3n (9\u00ba), completando el \u2018top\u202f10\u2019 junto con las capitales ya mencionadas. Entre las posiciones 11 y 30, figuran otras capitales como Santander (12\u00ba), Vitoria (14\u00ba), Valladolid (15\u00ba) y Palma (17\u00ba), as\u00ed como localidades urbanas cercanas a Barcelona como Santa Coloma, Hospitalet o Sant Cugat.<\/p>\n<h2>Zonas de m\u00e1s alto precio dentro del ranking<\/h2>\n<p>Entre los municipios m\u00e1s demandados, varios superan el mill\u00f3n de euros de precio medio. Encabeza el ranking <strong>Benahav\u00eds (M\u00e1laga)<\/strong> con m\u00e1s de 2,22\u202fmillones, seguida por <strong>Santa Eul\u00e0ria des Riu (Ibiza)<\/strong> con cerca de 2,20\u202fmillones, y <strong>Calvi\u00e0 (Mallorca)<\/strong> con m\u00e1s de 1,81\u202fmillones. Otras zonas costeras y residenciales de lujo, como Marbella o Sotogrande, tambi\u00e9n superan los 1,5\u202fmillones de euros en precio medio.<\/p>\n<p>Por su parte, entre las capitales, <strong>Palma<\/strong> presenta un precio medio de alrededor de 797.000\u202f\u20ac, solo por detr\u00e1s de San Sebasti\u00e1n (683.600\u202f\u20ac) y Madrid (635.000\u202f\u20ac), mientras que Barcelona supera los 463.000\u202f\u20ac, y M\u00e1laga ronda los 418.000\u202f\u20ac.<\/p>\n<h2>Claves del refuerzo de la demanda en capitales<\/h2>\n<p>La preferencia por las capitales responde a factores como disponibilidad de empleo, oferta de servicios, conexiones de transporte y un parque inmobiliario m\u00e1s diverso. Este patr\u00f3n se acent\u00faa en grandes ciudades como Madrid, Valencia, Zaragoza, Sevilla o A Coru\u00f1a, donde los compradores perciben mayor estabilidad y liquidez del mercado.<\/p>\n<h2>Impacto en precios y acceso a vivienda<\/h2>\n<p>Este fuerte inter\u00e9s por ubicaciones urbanas consolidadas est\u00e1 influyendo en la presi\u00f3n sobre los precios, en un entorno con escasa oferta nueva y alta demanda crediticia. Seg\u00fan previsiones de analistas, los precios de compra podr\u00edan aumentar entre un 4\u202f% y un 6\u202f% en 2025, especialmente en zonas metropolitanas.<\/p>\n<p>La elevada concentraci\u00f3n de capitales en el ranking refleja tambi\u00e9n un creciente desequilibrio geogr\u00e1fico en la demanda, lo que plantea retos para la planificaci\u00f3n urbana y el desarrollo de vivienda en \u00e1reas perif\u00e9ricas o media-alta densidad.<\/p>\n<h2>Perspectivas y retos futuros<\/h2>\n<p>A corto y medio plazo, la mayor demanda en capitales reforzar\u00e1 los procesos de presi\u00f3n sobre precios, especialmente en ciudades con d\u00e9ficit estructural de vivienda. Aunque las recientes bajadas de tipos de inter\u00e9s pueden facilitar el acceso a hipotecas, la falta de oferta nueva y asequible sigue siendo un desaf\u00edo clave que limitar\u00e1 las soluciones
