La <strong>estabilidad econ\u00f3mica<\/strong> y unos <strong>tipos de inter\u00e9s en niveles atractivos<\/strong> han devuelto la confianza a inversores nacionales e internacionales.<\/p>\n<h2>Sectores destacados: oficinas, turismo y residencial<\/h2>\n<p>El <strong>sector de oficinas<\/strong> destaca con <strong>1.200 millones invertidos (+105%)<\/strong>, gracias a la reconversi\u00f3n de edificios antiguos en residencias y hoteles en el centro de las ciudades.<\/p>\n<p>El turismo tambi\u00e9n impulsa la inversi\u00f3n: <strong>1.500 millones en hoteles de calidad<\/strong>, consolidando a Espa\u00f1a como destino favorito de grandes fondos globales.<\/p>\n<p>El <strong>segmento residencial (Living)<\/strong> capta cerca de <strong>1.000 millones<\/strong>, impulsado por el auge de la <strong>vivienda en alquiler<\/strong>, las residencias de estudiantes y los activos sociosanitarios, que por s\u00ed solos atraen casi <strong>400 millones (+177%)<\/strong>.<\/p>\n<h2>El desaf\u00edo de la vivienda p\u00fablica y los precios<\/h2>\n<p>El <strong>Gobierno<\/strong> ha anunciado la puesta en mercado de <strong>13.000 viviendas p\u00fablicas en alquiler asequible en 2025<\/strong>, m\u00e1s otras <strong>55.000 previstas<\/strong> gracias a suelos cedidos a Sepes. Catalu\u00f1a, Comunidad Valenciana y Andaluc\u00eda ser\u00e1n las regiones m\u00e1s beneficiadas.<\/p>\n<p>El objetivo es aliviar un mercado donde la <strong>oferta de alquiler se ha desplomado un 17% desde 2023<\/strong> y los precios se han disparado m\u00e1s de un <strong>24%<\/strong>. Sin embargo, el sector mantiene cautela: la <strong>falta de suelo finalista<\/strong>, el aumento de <strong>costes de construcci\u00f3n (+30% desde 2019)<\/strong> y las r\u00edgidas <strong>normativas urban\u00edsticas<\/strong> siguen siendo obst\u00e1culos importantes.<\/p>\n<h2>Compraventas y precios al alza<\/h2>\n<p>El mercado sigue en auge: <strong>184.087 operaciones en el primer trimestre de 2025 (+14,7%)<\/strong>, con m\u00e1s del 50% financiadas con hipoteca gracias a tipos m\u00e1s bajos (<strong>2,98% en abril<\/strong>).<\/p>\n<p>Mientras tanto, la vivienda usada ha escalado un <strong>14% interanual<\/strong> y la vivienda nueva marca r\u00e9cord en <strong>3.151 euros\/m\u00b2<\/strong>, con la <strong>escasez de suelo<\/strong> y el <strong>apetito inversor internacional<\/strong> manteniendo la presi\u00f3n alcista.<\/p>\n<h2>Oportunidades y desaf\u00edos en un mercado en ebullici\u00f3n<\/h2>\n<p>2025 promete ser un <strong>a\u00f1o clave para compradores, inversores y promotores<\/strong>. El mercado ofrece oportunidades atractivas, pero tambi\u00e9n exige <strong>informaci\u00f3n precisa, estrategia y anticipaci\u00f3n<\/strong> para moverse en un escenario que combina r\u00e9cords
