Aunque los precios siguen en niveles elevados, el valor medio de las casas financiadas en mayo baj\u00f3 hasta los 276.000 euros, frente a los 309.000 euros registrados en abril, seg\u00fan el an\u00e1lisis mensual del Centro de Estudios de Trioteca citado por Infobae.<\/p>\n<p>El ajuste tambi\u00e9n se refleja en las hipotecas solicitadas, cuyo importe nominal medio descendi\u00f3 hasta los 197.000 euros. El dato no apunta a una ca\u00edda brusca de la actividad, sino a una fase de decisiones m\u00e1s racionales por parte de compradores y entidades financieras.<\/p>\n<h2>Vivienda m\u00e1s moderada y compradores m\u00e1s cautos<\/h2>\n<p>El encarecimiento acumulado durante los \u00faltimos a\u00f1os ha limitado la capacidad de compra de muchos hogares, especialmente entre rentas medias y bajas. En este contexto, una parte de la demanda se est\u00e1 desplazando hacia inmuebles de menor valor, por debajo de los 300.000 euros.<\/p>\n<p>Los expertos interpretan este movimiento como una vuelta a la coherencia del mercado: menos euforia, m\u00e1s an\u00e1lisis financiero y una mayor atenci\u00f3n al coste real de la operaci\u00f3n. La evoluci\u00f3n de los tipos de inter\u00e9s y del eur\u00edbor ser\u00e1 clave para determinar si esta moderaci\u00f3n se consolida durante los pr\u00f3ximos meses.<\/p>\n<p>Este escenario refuerza la necesidad de impulsar soluciones de <strong>alquiler asequible<\/strong>, <strong>vivienda protegida<\/strong> e iniciativas orientadas a los <strong>j\u00f3venes<\/strong>, como los modelos de acceso residencial vinculados a <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a>.<\/p>\n<h2>La vivienda sigue tensionada por la falta de oferta<\/h2>\n<p>A pesar de la moderaci\u00f3n en los importes financiados, los precios contin\u00faan presionados por un desequilibrio estructural entre oferta y demanda. El Instituto Nacional de Estad\u00edstica situ\u00f3 la subida anual del \u00cdndice de Precios de Vivienda en el 12,9% durante el primer trimestre de 2026, con un avance trimestral del 3,5%.<\/p>\n<p>La falta de vivienda disponible mantiene la tensi\u00f3n en el mercado, mientras el encarecimiento de la financiaci\u00f3n act\u00faa como freno parcial sobre la demanda. Los analistas prev\u00e9n que los precios puedan seguir subiendo, aunque con incrementos m\u00e1s contenidos que en trimestres anteriores.<\/p>\n<p>La pol\u00edtica monetaria del <a href=\"https:\/\/www.ecb.europa.eu\/ecb\/all-about-us\/html\/index.es.html\" target=\"_blank\" rel=\"noopener\">Banco Central Europeo<\/a> ser\u00e1 otro factor determinante. Si el cr\u00e9dito se encarece, algunos compradores podr\u00edan perder capacidad de financiaci\u00f3n, especialmente en los segmentos m\u00e1s sensibles al precio.<\/p>\n<h2>Residencia, j\u00f3venes e inversi\u00f3n social<\/h2>\n<p>Los j\u00f3venes menores de 40 a\u00f1os y los hogares de clase media-baja est\u00e1n ganando protagonismo en la demanda residencial. La dificultad para acceder al alquiler, unida a la creaci\u00f3n de empleo y a la demanda embalsada, mantiene activo el inter\u00e9s por comprar vivienda en propiedad.<\/p>\n<p>En este contexto, los proyectos de <strong>inversi\u00f3n social<\/strong> pueden desempe\u00f1ar un papel relevante para ampliar la oferta y mejorar el acceso residencial. Iniciativas como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a> o los programas centrados en <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">impacto social<\/a> conectan con una necesidad creciente: canalizar capital hacia soluciones habitacionales sostenibles y accesibles.<\/p>\n<p>El mercado residencial espa\u00f1ol entra as\u00ed en una etapa menos expansiva, pero todav\u00eda marcada por fuertes tensiones.
