As\u00ed lo han se\u00f1alado expertos, empresarios y representantes institucionales durante una nueva edici\u00f3n de la Tertulia Econ\u00f3mica organizada por CEOE Arag\u00f3n y el Colegio de Economistas de Arag\u00f3n, celebrada en Zaragoza con la participaci\u00f3n de m\u00e1s de 80 profesionales del sector.<\/p>\n<p>El encuentro centr\u00f3 el debate en la necesidad de incrementar la oferta residencial, acelerar la industrializaci\u00f3n de la construcci\u00f3n y reforzar la colaboraci\u00f3n p\u00fablico-privada. Seg\u00fan los participantes, estas v\u00edas ser\u00e1n determinantes para responder al aumento de la demanda y contener las dificultades de acceso tanto a la compra como al alquiler.<\/p>\n<p>El director de la C\u00e1tedra en Mercado Inmobiliario de la Universidad de Zaragoza, Luis Alberto Fabra, expuso que Arag\u00f3n gan\u00f3 29.000 habitantes durante el \u00faltimo a\u00f1o y cre\u00f3 13.000 nuevos hogares, mientras que solo se construyeron unas 3.500 viviendas. Este desequilibrio explica parte de la presi\u00f3n sobre los precios y la falta de producto disponible.<\/p>\n<h2>La oferta de residencia, clave para reducir la presi\u00f3n del mercado<\/h2>\n<p>Los expertos coincidieron en que el problema no responde a una coyuntura puntual, sino a una situaci\u00f3n estructural que afecta a Arag\u00f3n y al conjunto de Espa\u00f1a. En la tertulia se record\u00f3 que el Banco de Espa\u00f1a estima un d\u00e9ficit acumulado de unas 700.000 viviendas en el pa\u00eds frente al crecimiento de la poblaci\u00f3n registrado en los \u00faltimos ejercicios.<\/p>\n<p>El presidente de la Confederaci\u00f3n de Empresas de Construcci\u00f3n de Arag\u00f3n, Juan Carlos Bandr\u00e9s, advirti\u00f3 de que la falta de vivienda suficiente, asequible y bien localizada condiciona la evoluci\u00f3n del mercado. En este contexto, los asistentes defendieron medidas orientadas a ampliar la edificabilidad, agilizar tr\u00e1mites urban\u00edsticos y facilitar nuevos desarrollos residenciales.<\/p>\n<p>La mejora de la viabilidad econ\u00f3mica de la <strong>vivienda protegida<\/strong> y de la vivienda libre tambi\u00e9n fue se\u00f1alada como un elemento imprescindible para activar promociones. El objetivo, seg\u00fan los participantes, debe ser generar un marco estable que permita aumentar la oferta sin perder calidad urbana ni sostenibilidad.<\/p>\n<h2>Industrializaci\u00f3n de la vivienda y nuevos perfiles profesionales<\/h2>\n<p>La industrializaci\u00f3n de la construcci\u00f3n fue uno de los ejes centrales del debate. Este modelo permite reducir plazos, mejorar la eficiencia de los procesos y adaptar el sector a las nuevas exigencias de sostenibilidad, digitalizaci\u00f3n y productividad.<\/p>\n<p>Los ponentes tambi\u00e9n destacaron la necesidad de actualizar los perfiles profesionales vinculados a la edificaci\u00f3n. La transformaci\u00f3n del sector exige formaci\u00f3n t\u00e9cnica, nuevas capacidades industriales y una mayor coordinaci\u00f3n entre empresas, centros formativos y administraciones p\u00fablicas.<\/p>\n<p>En paralelo, se subray\u00f3 la importancia de adaptar las viviendas a las nuevas demandas sociales. J\u00f3venes, familias y trabajadores desplazados por nuevos proyectos empresariales necesitan soluciones residenciales accesibles, especialmente en zonas con alta concentraci\u00f3n de empleo.<\/p>\n<p>En este \u00e1mbito, iniciativas de an\u00e1lisis e impacto como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a>, modelos de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> y proyectos como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a> pueden contribuir a reforzar el debate sobre nuevas f\u00f3rmulas de acceso residencial, alquiler asequible y colaboraci\u00f3n entre actores p\u00fablicos y privados.<\/p>\n<h2>Vivienda asequible, talento e inversi\u00f3n social en Arag\u00f3n<\/h2>\n<p>El presidente de CEOE Arag\u00f3n, Benito Tesier, reclam\u00f3 abordar el debate sobre la vivienda desde una perspectiva t\u00e9cnica y alejada de planteamientos ideol\u00f3gicos. A su juicio, el acceso residencial no solo debe considerarse una cuesti\u00f3n social, sino tambi\u00e9n un factor estrat\u00e9gico para el crecimiento econ\u00f3mico de la comunidad.<\/p>\n<p>Tesier advirti\u00f3 de que la falta de vivienda suficiente y asequible puede convertirse en un obst\u00e1culo para atraer talento, incorporar nuevos trabajadores y consolidar proyectos empresariales vinculados al actual ciclo de crecimiento e inversiones en Arag\u00f3n.<\/p>\n<p>Durante la clausura, el consejero de Vivienda, Fomento, Log\u00edstica y Cohesi\u00f3n Territorial del Gobierno de Arag\u00f3n, Octavio L\u00f3pez, defendi\u00f3 el trabajo realizado por el Ejecutivo auton\u00f3mico. Seg\u00fan se\u00f1al\u00f3, la comunidad se encuentra entre las regiones l\u00edderes en promoci\u00f3n de vivienda p\u00fablica de alquiler asequible y construcci\u00f3n de vivienda protegida.<\/p>\n<p>El debate tambi\u00e9n dej\u00f3 abierta la necesidad de explorar instrumentos de financiaci\u00f3n, colaboraci\u00f3n institucional y posibles recursos procedentes de un <strong>fondo europeo<\/strong> que permitan acelerar proyectos residenciales con impacto social.
