La actuaci\u00f3n incluye expropiaciones, reparcelaci\u00f3n y los tr\u00e1mites urban\u00edsticos necesarios para avanzar en la creaci\u00f3n de vivienda protegida.<\/p>\n<p>El proyecto se centrar\u00e1 en el \u00e1mbito conocido como SUD-R2, una zona de aproximadamente 7,6 hect\u00e1reas situada al oeste del n\u00facleo urbano. El espacio queda delimitado por la Avenida da R\u00eda de Ribadeo, la carretera N-642 y la pista Reverte-Vilar.<\/p>\n<h2>La vivienda protegida gana suelo en Ribadeo<\/h2>\n<p>La redacci\u00f3n del Proyecto de Inter\u00e9s Auton\u00f3mico constituye el primer paso administrativo para ordenar y urbanizar este \u00e1mbito residencial. El objetivo es preparar el terreno para futuras promociones de vivienda protegida, en un contexto marcado por la necesidad de ampliar la oferta residencial y facilitar el acceso a hogares con precios m\u00e1s contenidos.<\/p>\n<p>El contrato sale a licitaci\u00f3n por cerca de 250.000 euros. Una vez adjudicado, el equipo responsable dispondr\u00e1 de un plazo de tres meses para presentar el borrador del proyecto y la documentaci\u00f3n necesaria para iniciar la tramitaci\u00f3n ambiental estrat\u00e9gica.<\/p>\n<p>Este tipo de actuaciones permite coordinar planificaci\u00f3n urbana, desarrollo de infraestructuras y criterios de sostenibilidad, elementos clave para que el nuevo suelo residencial pueda integrarse de forma ordenada en el municipio.<\/p>\n<h2>Vivienda y estrategia residencial de la Xunta<\/h2>\n<p>La iniciativa forma parte de la estrategia de suelo residencial que impulsa la Xunta de Galicia para desarrollar capacidad urban\u00edstica destinada a 25.000 viviendas en la comunidad aut\u00f3noma. De ese total, 20.000 estar\u00e1n orientadas a vivienda protegida.<\/p>\n<p>El incremento de suelo disponible se considera una herramienta esencial para responder a la presi\u00f3n del mercado inmobiliario, especialmente en zonas donde la oferta es limitada y el acceso a la compra o al alquiler asequible supone un reto para familias, j\u00f3venes y nuevos hogares.<\/p>\n<p>En este escenario, los proyectos p\u00fablicos de urbanizaci\u00f3n pueden funcionar como palanca de inversi\u00f3n social, al favorecer una mayor disponibilidad de suelo, promover precios m\u00e1s accesibles y reforzar la cohesi\u00f3n territorial.<\/p>\n<h2>M\u00e1s residencia para j\u00f3venes y nuevos hogares<\/h2>\n<p>El desarrollo previsto en Ribadeo se suma a otras l\u00edneas de actuaci\u00f3n centradas en facilitar el acceso residencial.
