La promotora ha sellado una alianza con <strong>3Capital<\/strong> para afrontar la recta final de la reparcelaci\u00f3n y urbanizaci\u00f3n de unos terrenos llamados a ganar peso por su conexi\u00f3n con el futuro campus del <strong>Hospital Cl\u00ednic<\/strong> en la Diagonal.<\/p>\n<p>El proyecto ha recibido un nuevo impulso despu\u00e9s de que el Govern declarara de inter\u00e9s general el futuro campus sanitario, una decisi\u00f3n que permitir\u00e1 agilizar los tr\u00e1mites pendientes. Can Rigal pasa as\u00ed a integrarse en el plan director de esta gran operaci\u00f3n, lo que refuerza su papel estrat\u00e9gico en la transformaci\u00f3n urbana del entorno de Barcelona, L&#8217;Hospitalet y Esplugues.<\/p>\n<p>\u201cEstamos muy ilusionados\u201d, ha se\u00f1alado <strong>Rafael Angulo<\/strong>, fundador y presidente de Metropolitan House, ante esta nueva fase del proyecto. La compa\u00f1\u00eda, con dos d\u00e9cadas de experiencia en el desarrollo de cooperativas de viviendas y pisos asequibles, afronta esta actuaci\u00f3n como una oportunidad para ordenar y activar un \u00e1mbito largamente bloqueado.<\/p>\n<h2>Metropolitan House se consolida como principal propietario privado de Can Rigal<\/h2>\n<p>Metropolitan House anunci\u00f3 en 2025 la adquisici\u00f3n, junto a un socio, de alrededor de <strong>72.000 metros cuadrados<\/strong> de los <strong>156.000 metros cuadrados<\/strong> que componen el recinto de Can Rigal. La operaci\u00f3n, cerrada con <strong>Sacresa<\/strong> y <strong>Endesa<\/strong> por <strong>19 millones de euros<\/strong>, se complet\u00f3 con la compra progresiva de otras parcelas a peque\u00f1os propietarios.<\/p>\n<p>Con estos movimientos, la compa\u00f1\u00eda se ha convertido en el principal propietario privado de la zona. El planteamiento inicial contemplaba construir hasta <strong>40.000 metros cuadrados de techo edificable<\/strong>, aunque la incorporaci\u00f3n de Can Rigal a la macrooperaci\u00f3n del Cl\u00ednic ha llevado al Ayuntamiento de L&#8217;Hospitalet a reclamar ajustes en el futuro desarrollo.<\/p>\n<p>El alcalde de L&#8217;Hospitalet, David Quir\u00f3s, defendi\u00f3 a principios de a\u00f1o que no se trata de crear un nuevo barrio, sino de completar el crecimiento natural de <strong>Pubilla Cases<\/strong>, un entorno urbano ya consolidado. En esa l\u00ednea, el consistorio ha pedido reducir el n\u00famero de viviendas previsto e incorporar m\u00e1s zonas verdes, servicios, locales comerciales, oficinas, hoteles y equipamientos, entre otros usos a\u00fan pendientes de concretar.<\/p>\n<p>Otro de los elementos que deber\u00e1 resolverse en esta nueva etapa ser\u00e1 el traslado de la subestaci\u00f3n el\u00e9ctrica situada en Can Rigal, una actuaci\u00f3n necesaria para avanzar en la ordenaci\u00f3n definitiva del \u00e1mbito.<\/p>\n<h2>3Capital asesorar\u00e1 la reparcelaci\u00f3n, la urbanizaci\u00f3n y los usos terciarios<\/h2>\n<p>Para encarar esta fase, Metropolitan House ha contratado los servicios de <strong>3Capital<\/strong>, que monitorizar\u00e1 la reparcelaci\u00f3n y urbanizaci\u00f3n de los terrenos mediante un equipo mixto. Este grupo estar\u00e1 liderado por <strong>Rafael Angulo<\/strong> y por <strong>Tom\u00e0s-Marc Garc\u00eda Permanyer<\/strong>, CEO y socio de 3Capital.<\/p>\n<p>La consultora asesorar\u00e1 especialmente a Metropolitan House en la elaboraci\u00f3n del plan de negocio vinculado a las inversiones en activos de uso terciario. La Generalitat prev\u00e9 aprobar en verano el avance del plan director, documento que deber\u00e1 definir la edificabilidad y el reparto de usos del futuro desarrollo.<\/p>\n<p>Garc\u00eda Permanyer considera que la proximidad con el futuro Hospital Cl\u00ednic convertir\u00e1 Can Rigal en un <strong>nodo sanitario, econ\u00f3mico y de innovaci\u00f3n de primer nivel<\/strong>. Tambi\u00e9n destaca que se trata de una de las grandes transformaciones urban\u00edsticas pendientes del \u00e1rea metropolitana.<\/p>\n<p>La ubicaci\u00f3n del \u00e1mbito refuerza esa lectura. Can Rigal se sit\u00faa entre L&#8217;Hospitalet, Esplugues y Barcelona, en un eje que ya ha vivido importantes transformaciones urbanas durante las \u00faltimas d\u00e9cadas. Antes de los a\u00f1os noventa arrancaron actuaciones como las instalaciones deportivas de L&#8217;Hospitalet Nord, el actual hotel Torre Melina Gran Meli\u00e1 \u2014antiguo Juan Carlos I\u2014 y la Ronda de Dalt.<\/p>\n<h2>De los retrasos hist\u00f3ricos al futuro campus sanitario<\/h2>\n<p>La historia reciente de Can Rigal ha estado marcada por operaciones fallidas, retrasos y conflictos judiciales. Una parte de los terrenos fue adquirida en 1997 por el <strong>FC Barcelona<\/strong> para instalar su ciudad deportiva, aunque finalmente el club opt\u00f3 por ubicarla en Sant Joan Desp\u00ed.<\/p>\n<p>En 2005, el Bar\u00e7a vendi\u00f3 sus <strong>55.044 metros cuadrados<\/strong> a <strong>La Llave de Oro<\/strong> por <strong>35,4 millones de euros<\/strong>. Once a\u00f1os despu\u00e9s, una sentencia deshizo la operaci\u00f3n y oblig\u00f3 al club a abonar <strong>47 millones de euros<\/strong> a la inmobiliaria de la familia Mars\u00e0. Otra parte de los terrenos pertenec\u00eda a Sacresa y Endesa, adquiridos posteriormente por Metropolitan House, mientras que el \u00e1mbito conserva parcelas de otros propietarios.<\/p>\n<p>El entorno recibi\u00f3 un nuevo impulso en 2004 con la puesta en marcha de las tres l\u00edneas del <strong>Trambaix<\/strong>, pendientes ahora de la esperada conexi\u00f3n con la red del Bes\u00f2s por el tramo central de la Diagonal. En 2018 abri\u00f3 el centro comercial <strong>Finestrelles<\/strong>, junto al \u00e1rea donde se levantan los rascacielos del complejo Porta Diagonal.<\/p>\n<p>El calendario previsto sit\u00faa en <strong>2030<\/strong> el inicio de las obras del nuevo campus del Cl\u00ednic en las pistas deportivas de la Universitat de Barcelona. Esa operaci\u00f3n sanitaria puede convertirse en el gran catalizador que Can Rigal necesitaba para pasar de proyecto pendiente a pieza estrat\u00e9gica de la nueva centralidad metropolitana.<\/p>\n<p>Con la alianza entre Metropolitan House y 3Capital, el desarrollo entra ahora en una fase de mayor definici\u00f3n t\u00e9cnica y econ\u00f3mica. El reto ser\u00e1 traducir el nuevo marco urban\u00edstico en una actuaci\u00f3n capaz de combinar vivienda, actividad econ\u00f3mica, equipamientos, zonas verdes e innovaci\u00f3n sanitaria en uno de
