




{"id":15706,"date":"2026-05-20T09:45:15","date_gmt":"2026-05-20T07:45:15","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15706"},"modified":"2026-05-25T09:55:56","modified_gmt":"2026-05-25T07:55:56","slug":"estepona-impulsa-vivienda-protegida-con-199-vpo","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/estepona-impulsa-vivienda-protegida-con-199-vpo\/","title":{"rendered":"Estepona impulsa vivienda protegida con 199 VPO"},"content":{"rendered":"<p>El Ayuntamiento de Estepona ha sacado a licitaci\u00f3n dos parcelas municipales destinadas a la construcci\u00f3n de 199 viviendas de protecci\u00f3n oficial en la zona de Camino de Cortes, una actuaci\u00f3n orientada a reforzar el acceso a la vivienda para familias, j\u00f3venes y colectivos con mayores dificultades para acceder al mercado libre.<\/p>\n<p>Seg\u00fan ha informado el Consistorio, el procedimiento abre la enajenaci\u00f3n de estos suelos p\u00fablicos, donde se proyectan dos promociones diferenciadas: una de 160 viviendas y otra de 39. El pliego de condiciones establece que la mesa de contrataci\u00f3n priorizar\u00e1 como criterio de adjudicaci\u00f3n el menor precio final para los futuros compradores.<\/p>\n<p>Las entidades interesadas en adquirir las parcelas para promover vivienda p\u00fablica podr\u00e1n presentar sus ofertas hasta el 8 de junio. La documentaci\u00f3n del proceso se encuentra disponible en la Sede Electr\u00f3nica del Ayuntamiento de Estepona.<\/p>\n<h2>M\u00e1s vivienda protegida en Camino de Cortes<\/h2>\n<p>La licitaci\u00f3n de estas 199 VPO se suma a otras actuaciones ya tramitadas en la misma zona. El Pleno municipal aprob\u00f3 recientemente la bonificaci\u00f3n de la licencia para construir otras 117 viviendas protegidas, divididas en dos promociones de 84 y 33 unidades.<\/p>\n<p>Adem\u00e1s, el Ayuntamiento aprob\u00f3 en febrero la compatibilidad de uso de 36 parcelas municipales que podr\u00e1n destinarse a proyectos de <strong>vivienda protegida<\/strong>. Esta medida se enmarca en la adhesi\u00f3n del municipio al Decreto-Ley 1\/2025 de medidas urgentes en materia de vivienda, aprobado por la Junta de Andaluc\u00eda para impulsar la construcci\u00f3n de VPO.<\/p>\n<p>De acuerdo con los par\u00e1metros recogidos en el Plan General de Ordenaci\u00f3n Urbana de Estepona, estos suelos, distribuidos por todo el t\u00e9rmino municipal, podr\u00edan permitir la construcci\u00f3n de hasta 738 nuevas viviendas.<\/p>\n<h2>Vivienda p\u00fablica y alquiler asequible para j\u00f3venes<\/h2>\n<p>El Ayuntamiento tambi\u00e9n ha acordado poner a disposici\u00f3n del Gobierno central seis parcelas municipales con capacidad para levantar 109 viviendas de protecci\u00f3n oficial. Estos suelos se localizan en \u00e1reas como Casas del Padr\u00f3n, Llanos de la Boladilla y Camino de Cortes.<\/p>\n<p>La propuesta municipal se vincula al anuncio del Gobierno de Espa\u00f1a de movilizar hasta 23.000 millones de euros p\u00fablicos y privados para ampliar la oferta residencial y financiar la construcci\u00f3n de 15.000 viviendas anuales a trav\u00e9s del fondo Espa\u00f1a Crece.<\/p>\n<p>Este tipo de actuaciones refuerza el debate sobre nuevas f\u00f3rmulas de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a>, alquiler asequible y colaboraci\u00f3n p\u00fablico-privada, con especial atenci\u00f3n a los <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes<\/a> y a los hogares con menor capacidad econ\u00f3mica.<\/p>\n<h2>La vivienda como eje de desarrollo urbano<\/h2>\n<p>El Consistorio contin\u00faa trabajando en otros desarrollos urban\u00edsticos que permitir\u00edan sumar 300 VPO en Camino de Monterroso y otras 800 en las zonas de Guadalob\u00f3n y Arroyo Vaquero.<\/p>\n<p>A estas iniciativas se a\u00f1aden las 100 viviendas protegidas finalizadas hace cuatro a\u00f1os en la promoci\u00f3n de Juan Ben\u00edtez. Con este conjunto de proyectos, el gobierno local sostiene su apuesta por ampliar la oferta residencial asequible y responder a la presi\u00f3n que soportan quienes no pueden acceder a la vivienda libre.<\/p>\n<p>La estrategia municipal tambi\u00e9n conecta con modelos de planificaci\u00f3n urbana orientados al impacto social, como los impulsados desde <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, y con el uso de instrumentos financieros que, en otros contextos, pueden incorporar fondo
