




{"id":15699,"date":"2026-05-21T20:14:57","date_gmt":"2026-05-21T18:14:57","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15699"},"modified":"2026-05-21T20:14:57","modified_gmt":"2026-05-21T18:14:57","slug":"vivienda-espana-crece-activa-inversion-social","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/vivienda-espana-crece-activa-inversion-social\/","title":{"rendered":"Vivienda: Espa\u00f1a Crece activa inversi\u00f3n social"},"content":{"rendered":"<p>La <strong>vivienda<\/strong> se sit\u00faa entre los ejes estrat\u00e9gicos del fondo soberano Espa\u00f1a Crece, el instrumento con el que el Gobierno busca canalizar inversi\u00f3n p\u00fablica y privada una vez concluya el impulso de los fondos europeos Next Generation.<\/p>\n<p>El Consejo de Ministros da el primer paso para activar este veh\u00edculo financiero, que ser\u00e1 gestionado por el Instituto de Cr\u00e9dito Oficial, ICO, y que aspira a movilizar hasta 120.000 millones de euros mediante pr\u00e9stamos, avales, financiaci\u00f3n de proyectos e instrumentos de capital.<\/p>\n<p>Seg\u00fan la informaci\u00f3n publicada por <a href=\"https:\/\/www.eleconomista.es\/economia\/noticias\/13925920\/05\/26\/el-gobierno-da-el-primer-paso-este-martes-para-activar-el-fondo-soberano-espana-crece.html\" target=\"_blank\" rel=\"noopener\">elEconomista.es<\/a>, la primera fase contempla la orden al Tesoro P\u00fablico para transferir el capital que administrar\u00e1 el ICO, con el objetivo de mantener el flujo inversor hacia sectores considerados prioritarios para la econom\u00eda espa\u00f1ola.<\/p>\n<h2>Residencia y alquiler asequible, prioridad del fondo<\/h2>\n<p>Espa\u00f1a Crece nace con una base inicial vinculada al Plan de Recuperaci\u00f3n, Transformaci\u00f3n y Resiliencia. El dise\u00f1o anunciado por el Gobierno contempla 10.500 millones de euros procedentes de pr\u00e9stamos del plan y una inyecci\u00f3n total de 13.300 millones, incluyendo transferencias no reembolsables.<\/p>\n<p>Con estos recursos, el ICO podr\u00eda movilizar hasta 60.000 millones de euros de inversi\u00f3n directa y atraer capital privado para duplicar esa capacidad hasta el entorno de los 120.000 millones. La arquitectura del fondo se plantea como una f\u00f3rmula de colaboraci\u00f3n p\u00fablico-privada orientada a proyectos de largo plazo.<\/p>\n<p>Uno de los \u00e1mbitos se\u00f1alados como prioritarios es la construcci\u00f3n de <strong>vivienda protegida<\/strong>, social y de <strong>alquiler asequible<\/strong>. De acuerdo con la informaci\u00f3n institucional difundida por <a href=\"https:\/\/www.lamoncloa.gob.es\/serviciosdeprensa\/notasprensa\/economia-comercio-empresa\/paginas\/2026\/160226-fondo-espana-crece.aspx\" target=\"_blank\" rel=\"noopener\">La Moncloa<\/a>, el fondo podr\u00eda movilizar hasta 23.000 millones de euros para este segmento y contribuir a la construcci\u00f3n de unas 15.000 viviendas al a\u00f1o.<\/p>\n<h2>Vivienda protegida con fondo europeo e inversi\u00f3n social<\/h2>\n<p>El fondo se apoya en recursos vinculados al <strong>fondo europeo<\/strong> de recuperaci\u00f3n y busca prolongar el efecto transformador de Next Generation m\u00e1s all\u00e1 de 2026. La <a href=\"https:\/\/commission.europa.eu\/index_es\" target=\"_blank\" rel=\"noopener\">Comisi\u00f3n Europea<\/a> ha sido una pieza clave en el marco de financiaci\u00f3n comunitaria que permiti\u00f3 desplegar el Plan de Recuperaci\u00f3n.<\/p>\n<p>El objetivo del Ejecutivo es evitar que la falta de financiaci\u00f3n se convierta en un cuello de botella para nuevas promociones residenciales, especialmente en proyectos que requieren plazos largos, rentabilidades moderadas y reparto de riesgos entre el sector p\u00fablico y el privado.<\/p>\n<p>Este enfoque conecta con modelos de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> orientados a ampliar la oferta residencial, mejorar la cohesi\u00f3n territorial y facilitar el acceso a hogares estables en zonas con presi\u00f3n de precios.<\/p>\n<p>La financiaci\u00f3n podr\u00e1 adoptar distintas f\u00f3rmulas, desde pr\u00e9stamos y garant\u00edas hasta participaci\u00f3n en capital, con el fin de reforzar la viabilidad de promociones destinadas a alquiler social y asequible.<\/p>\n<h2>Vivienda para j\u00f3venes y sectores estrat\u00e9gicos<\/h2>\n<p>El acceso residencial de los <strong>j\u00f3venes<\/strong> aparece como uno de los grandes retos asociados a la productividad, la movilidad laboral y la cohesi\u00f3n social. Por ello, el impulso a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a> se integra en una agenda econ\u00f3mica m\u00e1s amplia.<\/p>\n<p>Adem\u00e1s de vivienda, Espa\u00f1a Crece prev\u00e9 actuar sobre sectores como energ\u00eda, digitalizaci\u00f3n, inteligencia artificial, reindustrializaci\u00f3n, econom\u00eda circular, infraestructuras hidr\u00e1ulicas, seguridad, transici\u00f3n verde y econom\u00eda de los cuidados.<\/p>\n<p>El fondo ser\u00e1 gestionado por el <a href=\"https:\/\/www.ico.es\/\" target=\"_blank\" rel=\"noopener\">ICO<\/a>, que mantendr\u00e1 una cartera diferenciada para este instrumento, con el prop\u00f3sito de reforzar la transparencia y evitar solapamientos con su actividad ordinaria.<\/p>\n<p>Iniciativas como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a> encajan en esta visi\u00f3n de largo plazo, donde vivienda, sostenibilidad, capital privado e impacto social pueden articularse para responder a la demanda residencial y atraer inversi\u00f3n responsable.<\/p>\n<div
