




{"id":15688,"date":"2026-05-13T14:12:14","date_gmt":"2026-05-13T12:12:14","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15688"},"modified":"2026-05-15T12:02:17","modified_gmt":"2026-05-15T10:02:17","slug":"zaragoza-prioriza-vivienda-asequible-para-jovenes","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/zaragoza-prioriza-vivienda-asequible-para-jovenes\/","title":{"rendered":"Zaragoza prioriza vivienda asequible para j\u00f3venes"},"content":{"rendered":"<p>La <strong>vivienda<\/strong> de alquiler asequible gana protagonismo en Zaragoza con el proyecto previsto en Parque Goya, donde el Gobierno de Arag\u00f3n plantea levantar 440 pisos p\u00fablicos dirigidos principalmente a j\u00f3venes de entre 18 y 39 a\u00f1os.<\/p>\n<p>La promoci\u00f3n forma parte del Plan Vivienda y busca facilitar el acceso residencial a familias, trabajadores con ingresos medios y nuevos hogares que encuentran dificultades para asumir los precios del mercado libre.<\/p>\n<p>Seg\u00fan la informaci\u00f3n publicada por <a href=\"https:\/\/www.heraldo.es\/noticias\/aragon\/zaragoza\/2026\/05\/12\/viviendas-alquiler-asequible-zaragoza-requisitos-como-solicitar-2019508.html\" target=\"_blank\" rel=\"noopener\">Heraldo de Arag\u00f3n<\/a>, las futuras viviendas se ubicar\u00e1n en un solar auton\u00f3mico pr\u00f3ximo a la Z-40 y contar\u00e1n con pisos de uno, dos y tres dormitorios, adem\u00e1s de garaje y trastero.<\/p>\n<h2>Requisitos para acceder a la vivienda asequible<\/h2>\n<p>Las viviendas deber\u00e1n destinarse a residencia habitual de la persona arrendataria y de su unidad de convivencia. Adem\u00e1s, el solicitante tendr\u00e1 que ser mayor de edad o estar legalmente emancipado.<\/p>\n<p>Otro de los criterios clave ser\u00e1 el empadronamiento. Para optar a una de estas viviendas, la persona interesada deber\u00e1 estar empadronada en Zaragoza o haberlo estado al menos dos de los \u00faltimos cinco a\u00f1os.<\/p>\n<p>Tambi\u00e9n se establece que ni el solicitante ni ning\u00fan miembro de su unidad de convivencia podr\u00e1n ser propietarios de otra vivienda adecuada en el municipio de Zaragoza en el momento de formalizar el contrato.<\/p>\n<p>En materia de ingresos, la unidad de convivencia deber\u00e1 situarse, con car\u00e1cter general, entre 2,5 y 5,5 veces el IPREM. Si la demanda no cubriera el total de viviendas disponibles, podr\u00edan contemplarse excepciones, aunque los ingresos ponderados no podr\u00edan superar ocho veces el IPREM.<\/p>\n<h2>Vivienda protegida con ayudas al alquiler asequible<\/h2>\n<p>El proyecto incluye ayudas p\u00fablicas para que el esfuerzo econ\u00f3mico de los adjudicatarios no supere el 30 % de sus ingresos destinados al pago de la vivienda. Esta medida refuerza el car\u00e1cter social de la promoci\u00f3n y su objetivo de ampliar el parque de <strong>vivienda protegida<\/strong>.<\/p>\n<p>Las ayudas estar\u00e1n dirigidas a inquilinos con ingresos ponderados comprendidos entre 2,5 y 4,5 veces el IPREM. En el caso de los menores de 40 a\u00f1os, podr\u00e1n mantenerse durante un periodo m\u00e1ximo de 15 a\u00f1os.<\/p>\n<p>El modelo conecta con nuevas f\u00f3rmulas de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> orientadas a generar impacto urbano, facilitar el acceso al hogar y promover soluciones estables frente a la presi\u00f3n del alquiler.<\/p>\n<h2>Vivienda para j\u00f3venes y planificaci\u00f3n urbana<\/h2>\n<p>El 80 % de los alquileres estar\u00e1 orientado a <strong>j\u00f3venes<\/strong> de entre 18 y 39 a\u00f1os, mientras que el 20 % restante se reservar\u00e1 para personas de mayor edad. La prioridad juvenil responde a la necesidad de apoyar la emancipaci\u00f3n y reducir las barreras de entrada al mercado residencial.<\/p>\n<p>La actuaci\u00f3n de Parque Goya ocupar\u00e1 algo m\u00e1s de la mitad del solar auton\u00f3mico disponible. La parte restante quedar\u00e1 reservada para equipamientos sanitarios, con la previsi\u00f3n de construir un nuevo centro de salud y un centro de especialidades para el \u00e1rea de San Gregorio.<\/p>\n<p>Este tipo de proyectos se alinea con iniciativas de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a> y con modelos como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, que integran vivienda, sostenibilidad, impacto social y colaboraci\u00f3n p\u00fablico-privada. En el contexto europeo, el debate sobre el <a href=\"https:\/\/commission.europa.eu\/index_es\" target=\"_blank\" rel=\"noopener\">fondo europeo<\/a> para ampliar el acceso a vivienda asequible sigue
