El 42% de los encuestados considera que estos \u00e1mbitos pueden aumentar la vivienda asequible, mientras que el 35% destaca su capacidad para incrementar la oferta disponible.<\/p>\n<p>La demanda se concentra especialmente en la vivienda protegida, tanto en venta como en alquiler. Un 44% de los participantes muestra inter\u00e9s en la vivienda protegida en propiedad y un 37% en la modalidad de alquiler.<\/p>\n<p>En el caso de los Desarrollos del Sureste, el 59% de los encuestados valora positivamente sus zonas verdes y el 53% sus conexiones de transporte. La valoraci\u00f3n sube al 63% entre quienes se plantean vivir en esta zona.<\/p>\n<p>Valdecarros destaca dentro del estudio: el 64% de los encuestados considerar\u00eda trasladarse a este desarrollo, que obtiene una valoraci\u00f3n favorable del 80%. Entre las prioridades para su dise\u00f1o urbano figuran la movilidad y el transporte, se\u00f1alados por el 52%, as\u00ed como los colegios y centros de salud, mencionados por el 45%.<\/p>\n<p>El informe recuerda que el 55% de las viviendas proyectadas en Valdecarros, m\u00e1s de 28.400 pisos, contar\u00e1 con alg\u00fan r\u00e9gimen de protecci\u00f3n p\u00fablica. La combinaci\u00f3n de oferta protegida, servicios urbanos y conectividad se perfila como uno de los ejes para responder a la demanda residencial madrile\u00f1a.<\/p>\n<h2>Desarrollos del Sureste: expansi\u00f3n de vivienda<\/h2>\n<p>Los <strong data-start=\"46\" data-end=\"73\">Desarrollos del Sureste<\/strong> son la gran expansi\u00f3n residencial prevista al sureste de Madrid. Oficialmente, el Ayuntamiento los identifica dentro de los \u201cDesarrollos del Este\u201d e incluye <strong data-start=\"231\" data-end=\"303\">El Ca\u00f1averal, Los Berrocales, Los Ahijones, Valdecarros y Los Cerros<\/strong>.<\/p>\n<p>La conexi\u00f3n urbana clave ser\u00e1 la <strong data-start=\"617\" data-end=\"641\">Gran V\u00eda del Sureste<\/strong>, un eje de unos <strong data-start=\"658\" data-end=\"675\">16 kil\u00f3metros<\/strong> que unir\u00e1 las urbes residenciales anteriormente mencionadas. El Ayuntamiento prev\u00e9 que tenga un gran bulevar verde peatonal, una l\u00ednea BRT \u2014Bus Rapid Transit\u2014 con plataforma reservada, tres intercambiadores y un carril bici bidireccional de 14 kil\u00f3metros.<\/p>\n<p>El punto cr\u00edtico es que, aunque estos desarrollos deber\u00edan aliviar la presi\u00f3n sobre el precio de la vivienda, la obra nueva en la zona tambi\u00e9n se est\u00e1 encareciendo. As\u00ed pues, el piso libre medio en Los Berrocales, Los Ahijones, El Ca\u00f1averal y Valdecarros ronda los <strong data-start=\"2403\" data-end=\"2420\">400.000 euros<\/strong>, con subidas de hasta el 12% anual en algunos \u00e1mbitos.<\/p>\n<p>En resumen: los <strong data-start=\"2531\" data-end=\"2558\">Desarrollos del Sureste<\/strong> son relevantes porque pueden aportar decenas de miles de viviendas nuevas, una alta proporci\u00f3n de vivienda protegida, zonas verdes y transporte p\u00fablico estructurante.
