La segunda jornada del <a href=\"https:\/\/observatorioinmobiliario.es\/noticias\/inversion-inmobiliaria\/reits-retail-data-centers-y-living-el-capital-inmobiliario-afina-su-apuesta-por-espa%C3%B1a\/\" target=\"_blank\" rel=\"noopener\">Spain Real Estate Summit 2026<\/a>, organizado por Iberian Property en Madrid, dej\u00f3 una lectura clara: el mercado mantiene atractivo, pero la inversi\u00f3n exige m\u00e1s especializaci\u00f3n, escala y disciplina.<\/p>\n<p>El encuentro abord\u00f3 la evoluci\u00f3n de los REITs, la inversi\u00f3n selectiva en retail y log\u00edstica, el crecimiento de los data centers, el papel de Madrid en los grandes desarrollos urbanos y la consolidaci\u00f3n del living como una clase de activo clave para responder a nuevas formas de residencia, movilidad y alquiler.<\/p>\n<h2>Vivienda y living: el alquiler gana peso inversor<\/h2>\n<p>Uno de los focos principales fue el segmento living, que agrupa formatos como flex living, coliving, residencias de estudiantes, multifamily y alquiler residencial tradicional. En Espa\u00f1a, el mercado del alquiler cuenta con 2,9 millones de familias arrendatarias, con una concentraci\u00f3n destacada en Madrid, Barcelona y Valencia.<\/p>\n<p>Este contexto refuerza la necesidad de conectar inversi\u00f3n inmobiliaria con modelos de <strong>alquiler asequible<\/strong>, especialmente para <strong>j\u00f3venes<\/strong> y hogares con dificultades de acceso. La evoluci\u00f3n del sector abre oportunidades para proyectos que combinen rentabilidad, gesti\u00f3n profesional e <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a>.<\/p>\n<p>Los expertos destacaron que la operaci\u00f3n se ha convertido en un factor decisivo. Ya no basta con adquirir un activo inmobiliario: la gesti\u00f3n, la flexibilidad de los servicios y la capacidad de adaptarse a los h\u00e1bitos de los residentes son claves para generar valor a largo plazo.<\/p>\n<h2>Vivienda protegida y capital institucional en Espa\u00f1a<\/h2>\n<p>El debate tambi\u00e9n mostr\u00f3 que el capital institucional busca activos con flujos estables y demanda sostenida. En este escenario, la <strong>vivienda protegida<\/strong> y los modelos de colaboraci\u00f3n p\u00fablico-privada pueden ganar protagonismo si logran atraer financiaci\u00f3n de largo plazo y vincularse a pol\u00edticas de impacto social.<\/p>\n<p>La conexi\u00f3n entre inversi\u00f3n privada, <strong>fondo europeo<\/strong> y programas orientados al acceso residencial puede ser determinante para ampliar la oferta de vivienda en alquiler. La escala, la diversificaci\u00f3n y la generaci\u00f3n de ingresos recurrentes fueron se\u00f1aladas como ventajas competitivas frente a otros veh\u00edculos de inversi\u00f3n.<\/p>\n<p>En este \u00e1mbito, organismos como la <a href=\"https:\/\/www.cnmv.es\/\" target=\"_blank\" rel=\"noopener\">CNMV<\/a> resultan relevantes para el seguimiento de las sociedades cotizadas, mientras que la <a href=\"https:\/\/commission.europa.eu\/index_es\" target=\"_blank\" rel=\"noopener\">Comisi\u00f3n Europea<\/a> mantiene un papel clave en la orientaci\u00f3n de fondos y pol\u00edticas vinculadas a sostenibilidad, cohesi\u00f3n urbana e inversi\u00f3n social.<\/p>\n<h2>Data centers y nuevos desarrollos urbanos<\/h2>\n<p>Adem\u00e1s del residencial, el foro subray\u00f3 el avance de los data centers como uno de los grandes vectores de crecimiento inmobiliario. La disponibilidad energ\u00e9tica, las licencias y la capacidad de adaptaci\u00f3n tecnol\u00f3gica se han convertido en factores tan relevantes como la ubicaci\u00f3n.<\/p>\n<p>Madrid tambi\u00e9n fue presentada como un mercado estrat\u00e9gico para grandes desarrollos urbanos. Los nuevos proyectos no solo buscan incorporar m\u00e1s vivienda, sino crear barrios integrados con servicios, comercio, oficinas, equipamientos y espacios capaces de atraer inversi\u00f3n a largo plazo.<\/p>\n<p>La conclusi\u00f3n general es que Espa\u00f1a mantiene fundamentos s\u00f3lidos por demograf\u00eda, turismo, consumo y dinamismo urbano.
