La mejora se apoy\u00f3 en la mayor entrega de vivienda, el avance del negocio patrimonial y la reducci\u00f3n del endeudamiento financiero.<\/p>\n<p>Seg\u00fan la informaci\u00f3n remitida a la <a href=\"http:\/\/www.cnmv.es\/portal\/Otra-Informacion-Relevante\/AlDia-OIR.aspx?lang=es\" target=\"_blank\" rel=\"noopener\">CNMV<\/a>, los ingresos de explotaci\u00f3n alcanzaron los 102,01 millones de euros, lo que supone un incremento interanual del 25,3%. El resultado bruto de explotaci\u00f3n, EBITDA, se situ\u00f3 en 40,84 millones, con un crecimiento del 16,4%.<\/p>\n<h2>La vivienda en promoci\u00f3n impulsa los ingresos<\/h2>\n<p>El \u00e1rea de promoci\u00f3n fue uno de los principales motores del trimestre. Realia obtuvo 64,04 millones de euros por esta actividad, un 41,5% m\u00e1s que entre enero y marzo de 2025, tras entregar 149 viviendas y locales frente a las 64 unidades registradas un a\u00f1o antes.<\/p>\n<p>La compa\u00f1\u00eda atribuy\u00f3 esta evoluci\u00f3n a un mayor ritmo de entregas, a la mejora del margen en promoci\u00f3n y a la adquisici\u00f3n del 12,6% de Planigesa. En un mercado marcado por la demanda residencial, la vivienda protegida, el alquiler asequible y las soluciones para j\u00f3venes siguen ganando peso en el debate inmobiliario.<\/p>\n<p>En ese contexto, proyectos vinculados a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> y a modelos de acceso residencial, como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, refuerzan la importancia de combinar rentabilidad, impacto urbano y sostenibilidad.<\/p>\n<h2>Vivienda en alquiler y patrimonio mantienen alta ocupaci\u00f3n<\/h2>\n<p>El negocio patrimonial aport\u00f3 37,65 millones de euros, un 4,9% m\u00e1s, gracias a la actualizaci\u00f3n de rentas por IPC y a una ocupaci\u00f3n media del 94,4% en inmuebles terciarios. La actividad de alquiler residencial, bajo el modelo BUILD TO RENT, tambi\u00e9n mantuvo una elevada demanda.<\/p>\n<p>En Tres Cantos, Realia alcanz\u00f3 una ocupaci\u00f3n del 98,9% en sus 280 viviendas en alquiler. Adem\u00e1s, la empresa desarrolla en esta misma ubicaci\u00f3n un nuevo proyecto de 198 unidades adicionales, con una inversi\u00f3n prevista de 42,7 millones de euros.<\/p>\n<p>Este tipo de promociones refleja el inter\u00e9s creciente por f\u00f3rmulas de alquiler asequible y vivienda joven, especialmente en \u00e1reas urbanas con presi\u00f3n de demanda. M\u00e1s informaci\u00f3n sobre soluciones residenciales para nuevas generaciones puede consultarse en <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a>.<\/p>\n<h2>Realia Business: menor deuda y m\u00e1s liquidez para nueva vivienda<\/h2>\n<p>La deuda financiera neta del grupo se redujo un 17,4% hasta el 31 de marzo de 2026, situ\u00e1ndose en 630,03 millones de euros. El resultado financiero fue negativo en 5,57 millones, frente a los 8,40 millones negativos del primer trimestre de 2025.<\/p>\n<p>La mejora financiera respondi\u00f3 a la reducci\u00f3n del endeudamiento bruto y al ajuste de los tipos de inter\u00e9s. El tipo medio ponderado baj\u00f3 del 3,21% al 2,87%, lo que contribuy\u00f3 a aliviar el coste financiero de la compa\u00f1\u00eda.<\/p>\n<p>A cierre de marzo, Realia contaba con una tesorer\u00eda de 178,38 millones de euros y una cartera de suelo con una edificabilidad estimada de 2.169.735 metros cuadrados.
