El Consejo de Gobierno ha tomado raz\u00f3n de la asignaci\u00f3n del proyecto a la Unidad Aceleradora de Proyectos, conocida como UAP.<\/p>\n<p>La actuaci\u00f3n contempla la construcci\u00f3n de 9.910 viviendas sobre una superficie de 2.064.722 metros cuadrados. Del total previsto, 4.199 pisos tendr\u00e1n car\u00e1cter de vivienda protegida, lo que representa una reserva del 42% dentro del nuevo \u00e1mbito residencial.<\/p>\n<p>La incorporaci\u00f3n a la UAP permitir\u00e1 agilizar la tramitaci\u00f3n administrativa del proyecto, considerado estrat\u00e9gico por su dimensi\u00f3n urbana, social y econ\u00f3mica. Esta unidad acompa\u00f1ar\u00e1 y asesorar\u00e1 a la entidad promotora hasta la puesta en marcha de la actuaci\u00f3n.<\/p>\n<h2>La vivienda protegida marca el desarrollo inicial del proyecto<\/h2>\n<p>La Ley de Vivienda de Andaluc\u00eda permite incluir en la UAP iniciativas residenciales que cumplan determinados requisitos, como contar con al menos 250 viviendas protegidas o superar las 500 viviendas con una reserva relevante de suelo destinado a protecci\u00f3n p\u00fablica.<\/p>\n<p>En el caso de Villanueva del P\u00edtamo, el proyecto cumple estos criterios al prever 9.910 viviendas, de las cuales 4.199 ser\u00e1n protegidas. Adem\u00e1s, existe el compromiso de iniciar la construcci\u00f3n de al menos el 50% del desarrollo en un plazo inferior a cinco a\u00f1os.<\/p>\n<p>La primera fase contempla 1.764 viviendas, entre ellas 623 protegidas. Este arranque servir\u00e1 como punto de partida para el desarrollo completo del \u00e1mbito y para la implantaci\u00f3n progresiva de los distintos usos residenciales, productivos y de servicios.<\/p>\n<p>El impulso a la vivienda protegida se produce en un contexto de creciente demanda de soluciones habitacionales, especialmente entre j\u00f3venes y familias que buscan alternativas de acceso residencial. En este sentido, iniciativas como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a> y modelos de alquiler asequible ganan peso dentro del debate urbano.<\/p>\n<h2>Vivienda, empleo e inversi\u00f3n social en Sevilla<\/h2>\n<p>La Junta de Compensaci\u00f3n encargada del desarrollo prev\u00e9 que las obras de urbanizaci\u00f3n y edificaci\u00f3n de la primera fase generen 1.488 puestos de trabajo directos. A ellos se sumar\u00edan otros 62 empleos durante la fase de explotaci\u00f3n, sin contar el posible efecto dinamizador sobre la econom\u00eda local y comarcal.<\/p>\n<p>Desde el punto de vista econ\u00f3mico y social, la actuaci\u00f3n se considera relevante por su escala y por su capacidad para activar suelo residencial, empleo y nuevos servicios urbanos. Este enfoque conecta con estrategias de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> orientadas a ampliar el acceso a la vivienda y mejorar la cohesi\u00f3n territorial.<\/p>\n<p>La informaci\u00f3n disponible no detalla la participaci\u00f3n de ning\u00fan fondo europeo en la financiaci\u00f3n del proyecto. No obstante, el desarrollo de vivienda protegida, alquiler asequible y regeneraci\u00f3n urbana suele vincularse en Espa\u00f1a y la Uni\u00f3n Europea a pol\u00edticas p\u00fablicas de impacto social, sostenibilidad y acceso residencial.<\/p>\n<h2>Vivienda y nuevos usos urbanos en Villanueva del P\u00edtamo<\/h2>\n<p>Adem\u00e1s del uso residencial, el proyecto incluye una reserva de suelo para actividades productivas y de servicios. En concreto, se prev\u00e9n 103.305 metros cuadrados destinados a servicios avanzados para innovaci\u00f3n y transferencia tecnol\u00f3gica, 89.352 metros cuadrados para servicios de uso terciario y 4.992 metros cuadrados para equipamientos privados.<\/p>\n<p>La actuaci\u00f3n tambi\u00e9n incorpora una gran infraestructura verde de 421.369 metros cuadrados, planteada para asegurar la continuidad del Parque de Guada\u00edra. Esta superficie permitir\u00e1 integrar el crecimiento urbano con zonas verdes y espacios de transici\u00f3n ambiental.<\/p>\n<p>Seg\u00fan la informaci\u00f3n facilitada, el planeamiento se encuentra inicialmente aprobado y los informes sectoriales est\u00e1n en una fase avanzada de tramitaci\u00f3n. La UAP realizar\u00e1 un estudio detallado del proyecto, de la normativa aplicable, de los permisos necesarios y de los organismos implicados.<\/p>\n<p>Con esa informaci\u00f3n, se elaborar\u00e1 un cronograma consensuado con la entidad promotora para reducir los tiempos de espera y facilitar el cumplimiento de los compromisos previstos. La actuaci\u00f3n en Villanueva del P\u00edtamo (Sevilla) se suma as\u00ed al debate sobre nuevos modelos residenciales, como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, centrados en vivienda, impacto social y desarrollo urbano sostenible.<\/p>\n<div id=\"attachment_15631\" style=\"width: 1546px\"
