El objetivo del Ejecutivo auton\u00f3mico es acelerar los plazos de desarrollo, aumentar la oferta residencial y mejorar el acceso a una vivienda asequible para j\u00f3venes y familias.<\/p>\n<p>La norma, que ser\u00e1 elevada al Consejo de Gobierno, plantea un paquete de medidas urgentes para adaptar la edificaci\u00f3n a la demanda actual. Entre ellas, destaca la creaci\u00f3n de incentivos urban\u00edsticos que permitir\u00e1n ampliar hasta un 30% la densidad y un 20% la edificabilidad sin necesidad de consumir nuevo suelo.<\/p>\n<h2>M\u00e1s vivienda protegida para ampliar la oferta<\/h2>\n<p>Con esta reforma, el Gobierno regional busca reforzar su estrategia en materia de vivienda protegida, uno de los ejes prioritarios de su pol\u00edtica desde 2019. Seg\u00fan los datos trasladados por el Ejecutivo madrile\u00f1o, la regi\u00f3n concentra m\u00e1s del 40% de la vivienda p\u00fablica construida en Espa\u00f1a durante este periodo.<\/p>\n<p>La iniciativa tambi\u00e9n permitir\u00e1 acompasar el ritmo de construcci\u00f3n a las necesidades reales del mercado residencial, con especial foco en la vivienda protegida destinada a sectores con mayores dificultades de acceso, como los j\u00f3venes, las familias con rentas medias y los hogares vulnerables.<\/p>\n<p>En este contexto, proyectos vinculados a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">innovaci\u00f3n en vivienda y modelos residenciales como GENIVS INSULAE<\/a> refuerzan el debate sobre nuevas f\u00f3rmulas de acceso habitacional, mientras que iniciativas centradas en el <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">impacto social<\/a> y la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda para j\u00f3venes<\/a> ganan peso en la agenda del sector.<\/p>\n<h2>Alquiler asequible, avales y nuevas f\u00f3rmulas de acceso<\/h2>\n<p>La Comunidad de Madrid subraya que ya ha entregado m\u00e1s de 5.300 viviendas del Plan Vive en r\u00e9gimen de alquiler asequible. A esa cifra se sumar\u00e1n otras 3.200 unidades a lo largo de este a\u00f1o en promociones ya en construcci\u00f3n, con la previsi\u00f3n de alcanzar las 14.000 nuevas viviendas en 2027.<\/p>\n<p>Adem\u00e1s, el Ejecutivo regional ha ampliado de 40 a 50 a\u00f1os la edad m\u00e1xima para acceder a avales hipotecarios, una medida orientada a facilitar la compra de vivienda. Tambi\u00e9n ha reforzado el programa Mi Primera Vivienda, elevando hasta 425.000 euros el importe m\u00e1ximo subvencionable para ampliar el n\u00famero de beneficiarios con hipotecas de hasta el 100%.<\/p>\n<p>Otro de los cambios destacados ha sido la conversi\u00f3n legal de oficinas en viviendas destinadas al alquiler asequible, una medida con la que el Gobierno madrile\u00f1o calcula incorporar al mercado unas 8.000 nuevas casas. A ello se a\u00f1aden ayudas espec\u00edficas para familias numerosas y monoparentales, as\u00ed como la recuperaci\u00f3n del arrendamiento con opci\u00f3n a compra.<\/p>\n<h2>Inversi\u00f3n p\u00fablica en vivienda social y cambio de uso del suelo<\/h2>\n<p>La nueva ley se enmarca en una estrategia m\u00e1s amplia de impulso a la inversi\u00f3n social. Para 2026, la Comunidad de Madrid prev\u00e9 aumentar un 24% la inversi\u00f3n p\u00fablica en residencia social, con la meta de entregar m\u00e1s de 700 inmuebles a familias vulnerables.<\/p>\n<p>El Ejecutivo auton\u00f3mico tambi\u00e9n ha autorizado la construcci\u00f3n de vivienda protegida en parcelas de titularidad privada mediante cambios de uso del suelo, una medida orientada a ganar capacidad residencial con mayor rapidez.
