




{"id":15596,"date":"2026-04-14T12:39:17","date_gmt":"2026-04-14T10:39:17","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15596"},"modified":"2026-04-17T12:39:37","modified_gmt":"2026-04-17T10:39:37","slug":"madrid-nuevo-barrio-campamento-impulsa-10-700-viviendas","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/madrid-nuevo-barrio-campamento-impulsa-10-700-viviendas\/","title":{"rendered":"Madrid: Nuevo Barrio Campamento impulsa 10.700 viviendas"},"content":{"rendered":"<p>La <strong>vivienda<\/strong> asequible en Madrid suma un nuevo avance con la constituci\u00f3n ante notario de la Junta de Compensaci\u00f3n del Nuevo Barrio Campamento, un desarrollo urban\u00edstico que prev\u00e9 levantar 10.700 hogares asequibles en el distrito de Latina y transformar una amplia superficie de antiguas instalaciones militares en desuso.<\/p>\n<p>El acto cont\u00f3 con la presencia de la presidenta de Casa 47, Leire Iglesias; el concejal presidente de Latina, Alberto Gonz\u00e1lez, en representaci\u00f3n del Ayuntamiento de Madrid; y varios propietarios particulares adheridos a la actuaci\u00f3n. La Entidad Estatal de Vivienda, titular del 98% del suelo, refuerza as\u00ed el impulso institucional de un proyecto que aspira a ampliar de forma permanente el parque estatal de alquiler asequible y vivienda protegida.<\/p>\n<p>La creaci\u00f3n de esta Junta de Compensaci\u00f3n supone la puesta en marcha de la entidad encargada de coordinar las acciones t\u00e9cnicas necesarias para el desarrollo del \u00e1mbito y de asegurar el reparto equitativo de beneficios urban\u00edsticos y cargas entre los propietarios, incluidos los costes de urbanizaci\u00f3n.<\/p>\n<h2>La vivienda en Madrid entra en una fase decisiva<\/h2>\n<p>Casa 47 queda ahora pendiente de la aprobaci\u00f3n definitiva del proyecto de urbanizaci\u00f3n por parte del Ayuntamiento de Madrid. Una vez superado ese tr\u00e1mite, el expediente deber\u00e1 pasar por la Junta de Gobierno municipal, sin necesidad de votaci\u00f3n en Pleno, lo que abrir\u00eda la puerta al arranque efectivo de la construcci\u00f3n.<\/p>\n<p>Desde el Ministerio se considera este paso un hito clave para reconvertir los antiguos terrenos militares en un nuevo barrio residencial orientado a ofrecer soluciones habitacionales a miles de personas. La previsi\u00f3n oficial es que esta actuaci\u00f3n se integre de manera estable en el parque p\u00fablico de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social en vivienda<\/a>, con gesti\u00f3n p\u00fablica en todo el ciclo residencial.<\/p>\n<p>Ese modelo abarcar\u00e1 desde la urbanizaci\u00f3n de los suelos hasta la construcci\u00f3n, adjudicaci\u00f3n y gesti\u00f3n posterior de las viviendas. Tambi\u00e9n conecta con iniciativas centradas en el acceso residencial para <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes y nuevos hogares<\/a>, en l\u00ednea con la necesidad de reforzar la oferta de alquiler asequible en grandes ciudades.<\/p>\n<h2>Vivienda protegida y alquiler asequible para rentas medias<\/h2>\n<p>El proyecto contempla viviendas en propiedad y en alquiler, todas ellas con car\u00e1cter asequible y promovidas por la empresa p\u00fablica. Podr\u00e1n acceder hogares con ingresos comprendidos entre 2 y 7,5 veces el IPREM y que no dispongan de otras propiedades.<\/p>\n<p>En el caso del alquiler asequible, los precios no podr\u00e1n superar el 30% de la renta mediana de la zona, con el objetivo de garantizar la accesibilidad econ\u00f3mica. Para las viviendas en venta, tambi\u00e9n se prev\u00e9n importes por debajo del precio de mercado, reforzando el componente de <strong>vivienda protegida<\/strong> y funci\u00f3n social del desarrollo.<\/p>\n<p>Este planteamiento encaja con modelos de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">transformaci\u00f3n urbana y vivienda vinculada a GENIVS INSULAE<\/a>, donde la rentabilidad social, la regeneraci\u00f3n del entorno y la sostenibilidad se convierten en ejes estrat\u00e9gicos de largo plazo.<\/p>\n<h2>M\u00e1s vivienda, zonas verdes y mejor conexi\u00f3n urbana<\/h2>\n<p>Sobre una superficie de 211 hect\u00e1reas, el 25% del suelo se destinar\u00e1 a uso residencial, mientras que el 75% restante se reservar\u00e1 para dotaciones p\u00fablicas, calles, equipamientos y espacios libres. El nuevo barrio incluir\u00e1 154.000 metros cuadrados de zonas verdes y la plantaci\u00f3n de m\u00e1s de 5.300 \u00e1rboles, con una configuraci\u00f3n urbana pensada para mejorar la calidad de vida y la cohesi\u00f3n territorial.<\/p>\n<p>Las obras de demolici\u00f3n comenzaron el 12 de enero y est\u00e1 previsto que concluyan en junio. En paralelo, el soterramiento de la A-5 aparece como una de las infraestructuras m\u00e1s determinantes para la futura habitabilidad del \u00e1mbito, al reducir el impacto del tr\u00e1fico y facilitar la conexi\u00f3n con Campamento, Aluche y Las \u00c1guilas.<\/p>\n<p>La movilidad ser\u00e1 otro de los puntos fuertes del desarrollo.
