La presi\u00f3n social y regulatoria sobre el uso residencial est\u00e1 empujando al antiguo coliving hacia un modelo distinto, el flex-living, pensado para demanda temporal y levantado sobre suelo terciario en lugar de suelo residencial.<\/p>\n<h2>La vivienda residencial pierde espacio en los centros<\/h2>\n<p>El cambio responde a una realidad cada vez m\u00e1s visible en los barrios c\u00e9ntricos: m\u00e1s pisos tur\u00edsticos, m\u00e1s habitaciones en alquiler y m\u00e1s dificultades para acceder a una casa estable. El reportaje de <a href=\"https:\/\/www.elconfidencial.com\/inmobiliario\/inversiones-alternativas\/2026-04-12\/crisis-vivienda-coliving-pisos-compartidos_4335283\/\" target=\"_blank\" rel=\"noopener\">El Confidencial<\/a> recuerda que Espa\u00f1a ronda las 400.000 viviendas tur\u00edsticas, menos del 1,5% del parque total, pero con concentraciones del 10% al 20% en zonas centrales. Solo el distrito Centro de Madrid suma 5.098 alojamientos vacacionales, una cifra muy cercana a las 5.211 viviendas entregadas por el Plan Vive madrile\u00f1o en seis a\u00f1os.<\/p>\n<p>A esa presi\u00f3n se a\u00f1ade el auge de los pisos compartidos, con incrementos del 15% al 20% en Madrid y Barcelona. Catalu\u00f1a ya aplica l\u00edmites de renta tambi\u00e9n al alquiler de temporada y por habitaciones, mientras el Gobierno estudia cambios en la Ley de Arrendamientos Urbanos y la Comunidad de Madrid ha endurecido las reglas para la vivienda tur\u00edstica.<\/p>\n<h2>M\u00e1s regulaci\u00f3n para proteger la residencia habitual<\/h2>\n<p>En este contexto, las administraciones est\u00e1n reforzando la idea de que la vivienda residencial debe reservarse para vivir. Madrid y Barcelona han regulado superficies m\u00ednimas, ocupaci\u00f3n, permisos vecinales y restricciones que impiden implantar estas f\u00f3rmulas en vivienda protegida, una se\u00f1al de que la prioridad pol\u00edtica pasa por recuperar oferta estable para familias, trabajadores y j\u00f3venes.<\/p>\n<p>La conclusi\u00f3n regulatoria es clara: el coliving tradicional pierde encaje cuando invade edificios pensados para residencia permanente. El objetivo p\u00fablico es devolver ese parque a usos de larga duraci\u00f3n y contener el desplazamiento de vecinos hacia mercados cada vez m\u00e1s caros y m\u00e1s inestables.<\/p>\n<h2>La vivienda asequible exige inversi\u00f3n y nuevas f\u00f3rmulas<\/h2>\n<p>La respuesta del mercado est\u00e1 siendo el flex-living: edificios completos para estancias limitadas, desarrollados sobre suelo terciario y con gesti\u00f3n profesionalizada. Fondos e inversores est\u00e1n reordenando carteras ante el cerco normativo al coliving tradicional y la expectativa de mayores m\u00e1rgenes en este formato, que el sector vende como una v\u00eda para liberar vivienda en los centros urbanos.<\/p>\n<p>Seg\u00fan los datos citados por el sector, Espa\u00f1a podr\u00eda pasar de 19.089 plazas operativas de alojamiento flexible a 38.716 en 2028. Adem\u00e1s, el volumen de inversi\u00f3n previsto para 2026 en flex-living, residencias de estudiantes y alquiler residencial alcanzar\u00eda 5.800 millones de euros, un 33% m\u00e1s interanual si se cumplen las previsiones del mercado.<\/p>\n<p>Con todo, la vivienda no se resolver\u00e1 solo con nuevos formatos temporales. El debate de fondo sigue siendo c\u00f3mo ampliar la vivienda protegida y el alquiler asequible sin expulsar a los residentes de los centros urbanos. En ese terreno, la <a href=\"https:\/\/housing.ec.europa.eu\/european-affordable-housing-plan_en\" target=\"_blank\" rel=\"noopener\">Comisi\u00f3n Europea<\/a> ya ha situado la oferta asequible como prioridad, con un plan espec\u00edfico para movilizar inversi\u00f3n, aumentar la oferta y activar una plataforma paneuropea respaldada por el BEI.<\/p>\n<p>Ese enfoque conecta con la necesidad de combinar mercado, pol\u00edtica p\u00fablica, fondo europeo e inversi\u00f3n social. Tambi\u00e9n abre espacio para proyectos vinculados a <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, estrategias de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> y soluciones de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda joven<\/a>, especialmente cuando la escasez de oferta golpea con m\u00e1s fuerza a los j\u00f3venes y a quienes necesitan alquiler flexible pero asequible.<\/p>\n<p>La tendencia, por tanto, no apunta a la desaparici\u00f3n de la demanda compartida, sino a su traslado hacia activos mejor definidos y m\u00e1s profesionalizados.
