El Ayuntamiento plantea la construcci\u00f3n de unas 14.300 nuevas viviendas mediante operaciones de regeneraci\u00f3n y transformaci\u00f3n de la ciudad consolidada, al margen de los nuevos desarrollos, con el objetivo de crear nuevos barrios y reordenar espacios urbanos estrat\u00e9gicos.<\/p>\n<p>Seg\u00fan la informaci\u00f3n difundida por <a href=\"https:\/\/www.europapress.es\/\" target=\"_blank\" rel=\"noopener\">Europa Press<\/a>, la mayor parte de esta nueva oferta residencial se apoyar\u00e1 en operaciones de transformaci\u00f3n estructural (OTE), con capacidad para 12.300 viviendas, mientras que otras 2.000 se levantar\u00edan a trav\u00e9s de operaciones de regeneraci\u00f3n estructural (ORE) sobre vac\u00edos urbanos.<\/p>\n<h2>La vivienda en Alicante crecer\u00e1 con nuevos barrios<\/h2>\n<p>El consistorio plantea las OTE como herramientas para reconvertir suelos industriales que han perdido funcionalidad o han quedado obsoletos. La intenci\u00f3n es transformar esos \u00e1mbitos en nuevos barrios mixtos, con presencia de usos residenciales, terciarios y productivos compatibles, para generar nuevas centralidades dentro del t\u00e9rmino municipal.<\/p>\n<p>Este planteamiento busca intervenir sobre piezas ya integradas en la ciudad, evitando que queden degradadas y aprovechando su potencial para renovar el tejido urbano de forma progresiva. La ordenaci\u00f3n se desarrollar\u00e1 mediante planes de reforma interior (PRI), concebidos para facilitar una transici\u00f3n gradual y evitar procesos bruscos de sustituci\u00f3n.<\/p>\n<h2>Vivienda protegida y alquiler asequible en el nuevo plan<\/h2>\n<p>Uno de los aspectos m\u00e1s destacados del futuro planeamiento es la apuesta por la <strong>vivienda protegida<\/strong> y el <strong>alquiler asequible<\/strong>. El equipo de gobierno sostiene que la nueva ordenaci\u00f3n permitir\u00e1 asegurar una oferta residencial m\u00e1s diversa, orientada a mejorar el acceso a la vivienda y a favorecer un mayor equilibrio territorial entre distintos sectores de la ciudad.<\/p>\n<p>El concejal de Urbanismo, Antonio Peral, ha se\u00f1alado que la regeneraci\u00f3n urbana ser\u00e1 una de las grandes apuestas del nuevo PGE. En ese marco, ha avanzado que m\u00e1s de 14.000 viviendas podr\u00edan habilitarse sobre espacios vac\u00edos, liberados o ya consolidados, y que aproximadamente el 40% de esa nueva oferta tendr\u00eda car\u00e1cter protegido, junto a nuevos espacios terciarios y dotacionales.<\/p>\n<h2>Vac\u00edos urbanos e infraestructuras obsoletas como oportunidad<\/h2>\n<p>El Ayuntamiento considera que los tejidos urbanos del centro y del sur de Alicante presentan una elevada densidad edificatoria, una fuerte consolidaci\u00f3n y una limitada disponibilidad de espacios libres, lo que dificulta las intervenciones convencionales de regeneraci\u00f3n. Sin embargo, la existencia de vac\u00edos urbanos, suelos infrautilizados e infraestructuras obsoletas abre la puerta a operaciones de mayor escala con capacidad de transformaci\u00f3n estructural.<\/p>\n<p>En este contexto, las ORE aparecen como actuaciones prioritarias por su alcance urbano y por su capacidad para activar procesos de regeneraci\u00f3n en su entorno.
