Este proyecto se centra en la capital con la creaci\u00f3n de un parque municipal. La iniciativa plantea activar cinco parcelas p\u00fablicas, hoy sin uso,\u00a0 para facilitar el acceso a hogares a familias y j\u00f3venes. As\u00ed pues, esta operaci\u00f3n cuenta con capacidad para 565 inmuebles residenciales.\u00a0<\/p>\n<p>La propuesta municipal se apoya en el marco andaluz vigente sobre suelo y parque p\u00fablico residencial. Este permite avanzar en f\u00f3rmulas de alquiler sobre suelo p\u00fablico y desarrollar promociones mediante mecanismos de colaboraci\u00f3n p\u00fablico-privada.<\/p>\n<h2>La vivienda protegida se reparte en cinco parcelas<\/h2>\n<p>Seg\u00fan el an\u00e1lisis t\u00e9cnico realizado por el consistorio, la parcela de la avenida Luis Miranda D\u00e1valos podr\u00eda acoger 73 viviendas; calle Santiago Rusi\u00f1ol, 200; \u00a0avenida Francisco Ayala, 118; calle Barbo, 164; y la plaza de San Gregorio, 10. En conjunto, el plan suma m\u00e1s de 11.000 m2 de suelo p\u00fablico y casi 34.000 m2 para <strong>vivienda<\/strong> protegida en alquiler.<\/p>\n<p>El objetivo del Ayuntamiento es convertir estos suelos en una herramienta estable para ampliar la oferta de <strong>alquiler asequible<\/strong>. Todo esto en un contexto de creciente dificultad de acceso al mercado residencial para buena parte de la poblaci\u00f3n joven y de las familias con rentas medias y bajas.<\/p>\n<h2>La vivienda asequible se apoya en la normativa andaluza<\/h2>\n<p>La operaci\u00f3n parte de la posibilidad de destinar parcelas de equipamiento comunitario a usos residenciales dotacionales en r\u00e9gimen de alquiler. Adem\u00e1s, siendo una opci\u00f3n contemplada por la normativa auton\u00f3mica reciente para aumentar la disponibilidad de suelo para <strong>vivienda protegida<\/strong>.\u00a0<\/p>\n<p>La alcaldesa de Granada, Marifr\u00e1n Carazo, ha defendido la propuesta como una respuesta a una necesidad real de la ciudad y como una v\u00eda para poner recursos p\u00fablicos al servicio del inter\u00e9s general. La iniciativa, adem\u00e1s, abre la puerta a futuras promociones residenciales ligadas a f\u00f3rmulas de gesti\u00f3n previstas en la legislaci\u00f3n andaluza.\u00a0<\/p>\n<h2>Pr\u00f3ximos pasos para la vivienda municipal en Granada<\/h2>\n<p>El expediente ser\u00e1 elevado al Pleno municipal para definir la ordenaci\u00f3n urban\u00edstica de las parcelas, incluyendo par\u00e1metros como altura, edificabilidad y tipolog\u00eda residencial.
