Esto se debe a que la Administraci\u00f3n p\u00fablica, por s\u00ed sola, no podr\u00e1 resolver el d\u00e9ficit actual de oferta. Su presidente, <strong>Manuel Illueca<\/strong>, sostuvo que solo una estructura financiera estable, con rentabilidades razonables a medio y largo plazo, permitir\u00e1 ampliar el parque residencial y responder a una demanda creciente.<\/p>\n<p>Durante su intervenci\u00f3n en el 32\u00ba Encuentro Financiero organizado por Deloitte y <em>ABC<\/em>, Illueca afirm\u00f3 que la combinaci\u00f3n de fondos de <em>private equity<\/em> y financiaci\u00f3n bancaria puede ser decisiva para desarrollar un mercado s\u00f3lido de <strong>vivienda protegida<\/strong> y <strong>alquiler asequible<\/strong>. A su juicio, el reto no puede afrontarse con actuaciones aisladas. Sino con una estrategia sostenida que cierre la brecha entre oferta y demanda.<\/p>\n<p>En este contexto, el directivo subray\u00f3 que la presi\u00f3n demogr\u00e1fica seguir\u00e1 elevando la necesidad de nueva <strong>vivienda. <\/strong>Especialmente en segmentos accesibles para <strong>j\u00f3venes<\/strong> y hogares con mayores dificultades de acceso. Esa evoluci\u00f3n, explic\u00f3, exige construir un modelo capaz de atraer capital privado sin renunciar al impacto social.<\/p>\n<h2>La vivienda asequible necesita capital estable y visi\u00f3n a largo plazo<\/h2>\n<p>Illueca defendi\u00f3 que el papel de una entidad p\u00fablica como el ICO no se limita a corregir fallos de mercado. Tambi\u00e9n a crear nuevas oportunidades de inversi\u00f3n all\u00ed donde todav\u00eda no existe una industria suficientemente madura. Seg\u00fan su planteamiento, el objetivo es demostrar que el\u00a0alquiler asequible puede convertirse en una actividad rentable y sostenible.<\/p>\n<p>Para lograrlo, consider\u00f3 necesario que el marco regulatorio permita a instituciones como el ICO:<br \/>&#8211; asumir m\u00e1s riesgo<br \/>&#8211; ampliar capacidad financiera<br \/>&#8211; actuar como catalizador de nuevos veh\u00edculos de inversi\u00f3n<br \/>Esa primera fase de impulso p\u00fablico servir\u00eda para que la banca y los fondos tomen el relevo con mayor intensidad.<\/p>\n<p>Este enfoque encaja con modelos de <strong>inversi\u00f3n social<\/strong> que buscan equilibrar retorno financiero e impacto real sobre el acceso a la vivienda. Tambi\u00e9n conecta con proyectos centrados en innovaci\u00f3n y transformaci\u00f3n del sector. Como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, o con iniciativas ligadas al <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">impacto social en vivienda<\/a> y al impulso de la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda para j\u00f3venes<\/a>.<\/p>\n<h2>El ICO activa 676 millones para vivienda protegida y alquiler asequible<\/h2>\n<p>Las declaraciones del presidente del ICO se producen despu\u00e9s del lanzamiento de una convocatoria dotada con 676 millones de euros. Cantidad destinada a promover proyectos de <strong>vivienda protegida<\/strong> y alquiler asequible mediante veh\u00edculos financieros especializados en vivienda social. La iniciativa prev\u00e9 participaciones entre 10 y 100 millones de euros por operaci\u00f3n, con l\u00edmite del 49% del tama\u00f1o total por fondo.<\/p>\n<p>Con este esquema, la aportaci\u00f3n p\u00fablica pretende actuar como palanca para atraer capital privado hacia promociones con impacto directo sobre la oferta residencial. Sumando las inversiones en capital y la financiaci\u00f3n adicional vinculada, el programa aspira a movilizar hasta 4.500 millones de euros.<\/p>\n<p>Adem\u00e1s, esta convocatoria sienta las bases de Espa\u00f1a Crece. Fondo concebido para combinar capital y l\u00edneas de financiaci\u00f3n para impulsar la construcci\u00f3n de hasta 15.000 viviendas al a\u00f1o. La estrategia refuerza la idea de que la <strong>vivienda<\/strong> asequible requiere:<br \/>&#8211; colaboraci\u00f3n p\u00fablico-privada<br \/>&#8211; escala financiera<br \/>&#8211; un marco estable que incentive nuevas promociones<\/p>\n<h2>Fondos, banca y fondo europeo: la hoja de ruta para ampliar vivienda<\/h2>\n<p>El ICO apunta a una transformaci\u00f3n profunda del mercado residencial: atraer inversi\u00f3n institucional para ampliar la oferta, mejorar el acceso al alquiler y consolidar un ecosistema capaz de responder a una demanda estructuralmente al alza. En ese recorrido, la cooperaci\u00f3n con la banca y la posible conexi\u00f3n con instrumentos de <strong>fondo europeo<\/strong> pueden resultar claves para acelerar proyectos de nueva construcci\u00f3n y rehabilitaci\u00f3n.<\/p>\n<p>La discusi\u00f3n sobre la <strong>vivienda<\/strong> ya no se limita al debate pol\u00edtico o social. Sino que se instala tambi\u00e9n en el terreno financiero.
