La medida busca canalizar inversi\u00f3n hacia proyectos de <strong>vivienda protegida<\/strong> y social. Todo esto mediante veh\u00edculos financieros especializados, con el objetivo de:<br \/>\naumentar la oferta residencial y facilitar el acceso a hogares para j\u00f3venes y familias.<\/p>\n<p>La iniciativa permitir\u00e1 al ICO entrar en el capital de fondos de inversi\u00f3n centrados en vivienda social y asequible. Adem\u00e1s, las aportaciones oscilar\u00e1n entre 10 y 100 millones de euros por operaci\u00f3n. En todos los casos, la participaci\u00f3n p\u00fablica no superar\u00e1 el 49% del tama\u00f1o total del veh\u00edculo. De esta forma se act\u00faa como palanca para atraer financiaci\u00f3n privada. Tambi\u00e9n para ampliar el impacto de la inversi\u00f3n social en el mercado residencial.<\/p>\n<h2>La residencia de alquiler asequible busca movilizar 4.500 millones<\/h2>\n<p>Seg\u00fan la informaci\u00f3n, la convocatoria aspira a movilizar hasta 4.500 millones de euros. Si se suma la inversi\u00f3n directa en los proyectos y la financiaci\u00f3n complementaria asociada. El planteamiento del ICO se apoya en el programa europeo InvestEU, cuya garant\u00eda permite:<br \/>\n&#8211; compartir parte del riesgo de las operaciones<br \/>\n&#8211; ampliar la capacidad inversora<br \/>\n&#8211; favorecer la entrada de capital institucional<\/p>\n<p>Este esquema pretende acelerar el desarrollo de un segmento todav\u00eda limitado en Espa\u00f1a: el del <strong>alquiler asequible<\/strong>. En comparaci\u00f3n con otros pa\u00edses europeos, la oferta de este tipo de <strong>vivienda<\/strong> mantiene un peso reducido. Esto ha llevado a reforzar mecanismos de colaboraci\u00f3n p\u00fablico-privada orientados a generar un mercado con mayor escala y estabilidad.<\/p>\n<p>En este contexto, iniciativas vinculadas a la innovaci\u00f3n y la <strong>inversi\u00f3n social<\/strong>, como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, ganan relevancia dentro del debate sobre nuevas f\u00f3rmulas para ampliar el parque residencial asequible. Tambi\u00e9n resultan clave los modelos centrados en el <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">impacto social<\/a> y en soluciones dirigidas a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda para j\u00f3venes<\/a>.<\/p>\n<h2>ICO: referente del Fondo Espa\u00f1a Crece para ampliar la vivienda protegida<\/h2>\n<p>La convocatoria del ICO tambi\u00e9n marca las bases del futuro Fondo Espa\u00f1a Crece. Este instrumento que combinar\u00e1 capital y l\u00edneas de financiaci\u00f3n para promover la construcci\u00f3n de hasta 15.000 viviendas al a\u00f1o. Con ello, el organismo pretende consolidar una estrategia de largo plazo que ayude a incrementar la oferta de <strong>vivienda protegida<\/strong> y de alquiler asequible en distintos territorios.<\/p>\n<p>El dise\u00f1o del fondo encaja con la necesidad de atraer recursos institucionales. Esta f\u00f3rmula de colaboraci\u00f3n p\u00fablico-privada persigue no solo aumentar el volumen de proyectos, sino tambi\u00e9n consolidar una estructura financiera que facilite el crecimiento sostenido del mercado de alquiler asequible en Espa\u00f1a.<\/p>\n<p>La medida abre una nueva etapa para la financiaci\u00f3n de la <strong>vivienda<\/strong> social, al combinar recursos p\u00fablicos, apoyo europeo e inversi\u00f3n privada bajo una l\u00f3gica de rentabilidad e impacto.
