La compraventa de inmuebles residenciales alcanz\u00f3 las 752.098 transacciones, un 5% m\u00e1s que en 2024, cuando se contabilizaron 715.678 operaciones. Adem\u00e1s, el ejercicio cerr\u00f3 con un repunte en la actividad durante el cuarto trimestre. Consolidando as\u00ed el dinamismo del mercado y dejando el mejor registro trimestral desde 2007.<\/p>\n<p>Seg\u00fan los datos del Ministerio de Vivienda y Agenda Urbana, entre octubre y diciembre se formalizaron 200.441 operaciones. Un 0,5% m\u00e1s que en el mismo periodo del a\u00f1o anterior. Este resultado supera los registros de los trimestres previos de 2025 y confirma una aceleraci\u00f3n al cierre del a\u00f1o.<\/p>\n<h2>La vivienda cerr\u00f3 2025 con su mejor tramo final desde 2007<\/h2>\n<p>El \u00faltimo trimestre del a\u00f1o se situ\u00f3 claramente por encima de las 171.056 transacciones. Por otro lado, entre abril y junio se registraron 196.561 y 184.040 operaciones en el primer trimestre. Por tanto, el dato de 200.441 compraventas supone el mejor resultado trimestral desde el segundo trimestre de 2007. Entonces se alcanzaron 227.562 transacciones.<\/p>\n<p>Este comportamiento refuerza la idea de que la demanda residencial mantuvo un ritmo s\u00f3lido a lo largo del ejercicio, pese a un contexto todav\u00eda marcado por la evoluci\u00f3n de los tipos de inter\u00e9s, la oferta disponible y la presi\u00f3n sobre el <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">alquiler asequible<\/a>. En este escenario, la inversi\u00f3n social vinculada al acceso a la vivienda gana protagonismo en el debate p\u00fablico y econ\u00f3mico.<\/p>\n<h2>Andaluc\u00eda lidera y Pa\u00eds Vasco encabeza el avance<\/h2>\n<p>Por comunidades aut\u00f3nomas, el balance anual dej\u00f3 ca\u00eddas \u00fanicamente en Madrid, con un descenso del 4,7%, y en Canarias, con una bajada del 1,5%. En cambio, los mayores incrementos respecto a 2024 se registraron en Pa\u00eds Vasco, con un avance del 12,4%; Extremadura, con un 10,4%; y Ceuta y Melilla, con un 10%.<\/p>\n<p>En t\u00e9rminos absolutos, Andaluc\u00eda lider\u00f3 la actividad del mercado con 138.235 compraventas. A continuaci\u00f3n se situaron la Comunidad Valenciana, con 113.360 operaciones, y Catalu\u00f1a, con 108.303. Estas cifras reflejan una concentraci\u00f3n de la actividad en los grandes mercados regionales, aunque con comportamientos desiguales seg\u00fan la disponibilidad de oferta, la presi\u00f3n de precios y la demanda local.<\/p>\n<p>El comportamiento territorial tambi\u00e9n pone de relieve la importancia de reforzar pol\u00edticas vinculadas a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">vivienda protegida<\/a>, el acceso de los <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes<\/a> y los proyectos de <strong>inversi\u00f3n social<\/strong> ligados a modelos como <strong>GENIVS INSULAE<\/strong>, orientados a ampliar la oferta residencial con impacto social.<\/p>\n<h2>Vivienda nueva, segunda mano y vivienda protegida al alza<\/h2>\n<p>Por tipolog\u00eda, la vivienda nueva sum\u00f3 68.086 transacciones en 2025, lo que representa un aumento del 3,8% respecto al a\u00f1o anterior. La segunda mano continu\u00f3 siendo el principal motor del mercado, con 684.012 operaciones, un 5,2% m\u00e1s que en 2024.<\/p>\n<p>La <strong>vivienda protegida<\/strong> tambi\u00e9n registr\u00f3 una evoluci\u00f3n positiva. En total, se contabilizaron 21.381 compraventas, un 6,2% m\u00e1s interanual.
