




{"id":15425,"date":"2026-03-02T18:42:08","date_gmt":"2026-03-02T16:42:08","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15425"},"modified":"2026-03-06T18:42:46","modified_gmt":"2026-03-06T16:42:46","slug":"valencia-impulsa-vivienda-con-suelo-educativo-sin-usar","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/valencia-impulsa-vivienda-con-suelo-educativo-sin-usar\/","title":{"rendered":"Valencia impulsa vivienda con suelo educativo sin usar"},"content":{"rendered":"<p>El Ayuntamiento de Valencia y la Generalitat han abierto una v\u00eda de trabajo para estudiar si parte del suelo dotacional educativo que no se ha desarrollado puede reconvertirse en <strong>vivienda<\/strong> dotacional y contribuir a aumentar la oferta de vivienda protegida en la ciudad.<\/p>\n<p>El concejal de Urbanismo y Vivienda, <strong>Juan Giner<\/strong>, y el director general de Infraestructuras Educativas, <strong>Jos\u00e9 Mar\u00eda Larena<\/strong>, mantuvieron una reuni\u00f3n t\u00e9cnica. El objetivo era identificar parcelas reservadas para uso escolar.\u00a0 Las cuales, por sus caracter\u00edsticas o previsi\u00f3n de ejecuci\u00f3n, la Conselleria de Educaci\u00f3n no vaya a desarrollar.<\/p>\n<h2>Inventario de parcelas para impulsar vivienda protegida<\/h2>\n<p>Como primer paso, ambas administraciones acordaron elaborar un inventario de parcelas disponibles con informaci\u00f3n detallada sobre <strong>ubicaci\u00f3n, dimensiones y forma<\/strong>. Este documento servir\u00e1 como base para analizar <strong>posibles cambios de planeamiento<\/strong> que permitan su transformaci\u00f3n a dotacional residencial. Siempre que resulte viable desde el punto de vista urban\u00edstico.<\/p>\n<p>El planteamiento inicial se centrar\u00e1 en suelos que figuran como educativos pero que no tienen una previsi\u00f3n real de ejecuci\u00f3n. A partir de esa primera caracterizaci\u00f3n, se valorar\u00e1n <strong>modificaciones puntuales<\/strong> del planeamiento en aquellas parcelas que lo permitan.<\/p>\n<h2>Plan + Vivienda y alquiler asequible para j\u00f3venes en Valencia<\/h2>\n<p>Desde el consistorio enmarcan esta medida dentro del paquete de acciones de consolidaci\u00f3n e impulso del <strong>Plan + Vivienda<\/strong>, presentado en enero por la alcaldesa <strong>Mar\u00eda Jos\u00e9 Catal\u00e1<\/strong>. El objetivo es ampliar la oferta de <strong>vivienda protegida<\/strong> y facilitar <strong>alquiler asequible. E<\/strong>specialmente para <strong>j\u00f3venes<\/strong> y familias de rentas medias, en un contexto de escasez de suelo disponible.<\/p>\n<p>El edil Juan Giner destac\u00f3 la necesidad de coordinaci\u00f3n institucional para avanzar en medidas que requieren la implicaci\u00f3n de ambas administraciones.( Tambi\u00e9n subray\u00f3 que \u201ccada metro cuadrado de suelo p\u00fablico debe ponerse al servicio de la ciudadan\u00eda\u201d.<\/p>\n<p>El Plan General de Ordenaci\u00f3n Urbana (PGOU) de Valencia (1988) reserv\u00f3 una amplia red de suelos para uso escolar. Sin embargo, en numerosos casos, no lleg\u00f3 a materializarse. El Ayuntamiento considera ahora esos terrenos una oportunidad para aumentar la oferta residencial sin consumir nuevo suelo urbanizable.<\/p>\n<h2>Revisi\u00f3n del PGOU y nuevas medidas para m\u00e1s vivienda<\/h2>\n<p>Adem\u00e1s del inventario y el an\u00e1lisis de suelos educativos no ejecutados, la Delegaci\u00f3n de Urbanismo contempla otras actuaciones vinculadas al Plan + Vivienda, como la revisi\u00f3n del PGOU de 1988 para adaptarlo a las necesidades actuales. Entre las medidas planteadas figuran el incremento de la densidad residencial permitida en determinados \u00e1mbitos o la facilitaci\u00f3n de la divisi\u00f3n de grandes viviendas, especialmente en fincas hist\u00f3ricas.<\/p>\n<p>El Ayuntamiento tambi\u00e9n ha se\u00f1alado otras l\u00edneas de actuaci\u00f3n para incrementar la vivienda protegida, como la reversi\u00f3n de apartamentos tur\u00edsticos, con el fin de reforzar la oferta residencial permanente y mitigar la presi\u00f3n del mercado.<\/p>\n<div id=\"attachment_15427\" style=\"width: 970px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-15427\" class=\"wp-image-15427 size-full\" src=\"https:\/\/www.habitatinsulae.es\/wp-content\/uploads\/2026\/03\/Populares_de_Madrid_-_52673457914.jpg\" alt=\"Los populares, Carlos Maz\u00f3n, Isabel D\u00edaz Ayuso y Mar\u00eda Jos\u00e9 Catal\u00e1 juntos en Valencia.
