En ese desequilibrio, la oferta de vivienda social contin\u00faa siendo limitada y el acceso al alquiler se complica especialmente para los menores de 40 a\u00f1os, y en\u00a0una entrevista en <strong><a href=\"https:\/\/cadenaser.com\/audio\/ser_madrid_hoyporhoymadrid_20260219_122156_140000\/\"><em>Hoy por Hoy Madrid<\/em><\/a>,<\/strong> Santiago M\u00ednguez, socio fundador de <strong>GENIVS INSULAE<\/strong>, present\u00f3 este fondo como el primer fondo de inversi\u00f3n en Espa\u00f1a centrado exclusivamente en <strong>vivienda protegida<\/strong> de <strong>alquiler asequible<\/strong> para j\u00f3venes, con un enfoque expl\u00edcito de <strong>inversi\u00f3n social<\/strong>.<\/p>\n<h2>Vivienda protegida: alquiler asequible en suelo p\u00fablico y a largo plazo gracias a Genivs Insulae<\/h2>\n<p>La propuesta se apoya en concesiones o derechos de superficie a largo plazo (hasta 75 a\u00f1os) sobre <strong>suelo p\u00fablico<\/strong>, sin adquirir la propiedad del terreno. El objetivo, seg\u00fan explic\u00f3 M\u00ednguez, es que las promociones permanezcan en r\u00e9gimen de alquiler protegido de forma estable, con rentas por debajo de mercado y con una regla clave: que el alquiler no suponga m\u00e1s del 30% de los ingresos del hogar.<\/p>\n<p>El modelo se enmarca en f\u00f3rmulas de colaboraci\u00f3n p\u00fablico-privada para acelerar la creaci\u00f3n de vivienda de alquiler, una l\u00ednea que tambi\u00e9n gana presencia en el debate europeo sobre <strong>alquiler asequible<\/strong> y <strong>fondo europeo<\/strong> orientado a ampliar el parque residencial social y sostenible.<\/p>\n<p>M\u00e1s informaci\u00f3n sobre el enfoque de impacto en vivienda puede consultarse en: <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">Impacto social<\/a> y <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS<\/a>.<\/p>\n<h2>Vivienda para j\u00f3venes: 3.000 hogares con capital privado e inversi\u00f3n social<\/h2>\n<p><a href=\"http:\/\/www.genivs.es\"><strong>GENIVS INSULAE<\/strong><\/a> prev\u00e9 movilizar 250 millones de euros de capital, apalancados con financiaci\u00f3n bancaria hasta alcanzar un volumen aproximado de 600 millones, con un objetivo inicial de unas 3.000 viviendas. La tesis del proyecto es trasladar al alquiler protegido un est\u00e1ndar de calidad que hoy suele asociarse a rentas altas: viviendas \u201cdignas\u201d, con zonas comunes y servicios, pero a precios regulados.<\/p>\n<p>En la entrevista, M\u00ednguez subray\u00f3 que el coste de una habitaci\u00f3n (en torno a 600\u2013700 euros en grandes ciudades) est\u00e1 acerc\u00e1ndose al precio objetivo de una vivienda completa en r\u00e9gimen protegido, lo que refuerza \u2014seg\u00fan el fondo\u2014 la urgencia de ampliar oferta para <strong>j\u00f3venes<\/strong> y familias trabajadoras.<\/p>\n<p>Para conocer iniciativas espec\u00edficas dirigidas a emancipaci\u00f3n juvenil: <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">Vivienda joven<\/a>.<\/p>\n<h2>Vivienda y sostenibilidad: m\u00e1xima eficiencia energ\u00e9tica y gesti\u00f3n social<\/h2>\n<p>Adem\u00e1s del componente social, el proyecto incorpora un compromiso ambiental: las promociones aspiran a la m\u00e1xima calificaci\u00f3n energ\u00e9tica y a certificaciones de sostenibilidad, con medidas de eficiencia y gesti\u00f3n de residuos desde el dise\u00f1o y la construcci\u00f3n.<\/p>\n<p>En la fase de gesti\u00f3n, GENIVS INSULAE plantea alianzas con entidades especializadas para acompa\u00f1amiento social y administraci\u00f3n del alquiler, con el fin de sostener el impacto m\u00e1s all\u00e1 del acceso inicial a la vivienda.<\/p>\n<p>Como referencia regulatoria, el fondo indic\u00f3 que obtuvo registro como veh\u00edculo autorizado por la <a href=\"https:\/\/www.cnmv.es\/portal\/home.aspx\" target=\"_blank\" rel=\"noopener\">CNMV<\/a>. Y en el contexto europeo, la Comisi\u00f3n ha impulsado un marco para aumentar la oferta de vivienda asequible y sostenible: <a href=\"https:\/\/commission.europa.eu\/topics\/employment-and-social-affairs\/affordable-housing_es\" target=\"_blank\" rel=\"noopener\">Comisi\u00f3n Europea \u2013 Vivienda asequible<\/a>.<\/p>\n<p>El calendario, en cualquier caso, no es inmediato: la adjudicaci\u00f3n de concursos y la tramitaci\u00f3n de licencias preceden a la obra, y el horizonte para disponer de las primeras viviendas se sit\u00faa en torno a dos a\u00f1os.
