Ya acumula un incremento del <strong>32,18%<\/strong> entre 2020 y 2025. Seg\u00fan el <strong>II Bar\u00f3metro de la Promoci\u00f3n<\/strong> elaborado por <strong>UVE Valoraciones<\/strong>. En vivienda plurifamiliar, el coste medio se sit\u00faa en <strong>1.105 euros por metro cuadrado. C<\/strong>alculado a partir de su actividad de <em>project monitoring<\/em> en promociones residenciales en curso.<\/p>\n<h2>Costes de construcci\u00f3n de la vivienda y ritmo de ventas<\/h2>\n<p>Durante 2025, el coste unitario de ejecuci\u00f3n por contrata subi\u00f3 un <strong>3,66%<\/strong> respecto a 2024.\u00a0 Anteriormente se ubicaba en 1.066 euros\/m\u00b2. Los datos proceden de contratos entre promotores y constructoras independientes en promociones de m\u00e1s de diez viviendas. Estas estando situadas en municipios peninsulares de m\u00e1s de 50.000 habitantes.<\/p>\n<p>Pese al encarecimiento, el mercado mantiene un buen pulso comercial. En las promociones con m\u00e1s del 90% de la obra ejecutada, el <strong>93,15%<\/strong> ya estaba vendido al cierre de 2025. Las cooperativas registran, de media, mayores porcentajes de ventas que la promoci\u00f3n convencional. Por otro lado la vivienda unifamiliar tiende a colocarse antes que la plurifamiliar durante buena parte de la ejecuci\u00f3n.<\/p>\n<p>En cuanto a la organizaci\u00f3n de los proyectos, el bar\u00f3metro apunta que:<br \/>\n&#8211; el <strong>79%<\/strong> de las obras se ejecuta con una constructora independiente,<br \/>\n&#8211; el <strong>10%<\/strong> mediante empresas del mismo grupo<br \/>\n&#8211; en el <strong>11%<\/strong> el promotor act\u00faa tambi\u00e9n como constructor<br \/>\n&#8211; la oferta se concentra en viviendas de <strong>tres dormitorios (49%)<\/strong> y <strong>dos dormitorios (33%)<\/strong><\/p>\n<h2>La vivienda protegida cae: menos promociones y menos vivienda<\/h2>\n<p>El informe subraya la p\u00e9rdida de peso de la <strong>vivienda protegida<\/strong>: representa ya solo el <strong>13%<\/strong> de las promociones (tres puntos menos interanual) y el <strong>21%<\/strong> de las viviendas (siete puntos menos). Aun as\u00ed, se asocia a proyectos de mayor tama\u00f1o, con una media de <strong>77 viviendas<\/strong> frente a <strong>44<\/strong> en la vivienda libre.<\/p>\n<p>Las cooperativas presentan un tama\u00f1o medio ligeramente inferior al de la promoci\u00f3n convencional (46 frente a 48 viviendas). Adem\u00e1s, el estudio indica que en cooperativa el peso relativo del suelo y de los gastos asociados es mayor, al no existir margen del promotor, lo que condiciona la estructura de costes.<\/p>\n<p>En este contexto, el desarrollo de <strong>alquiler asequible<\/strong> y soluciones para <strong>j\u00f3venes<\/strong> suele apoyarse en esquemas de <strong>inversi\u00f3n social<\/strong> y, cuando aplica, en instrumentos de <strong>fondo europeo<\/strong> para impulsar oferta residencial eficiente y accesible. Iniciativas como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a> se enmarcan en esa l\u00f3gica de movilizaci\u00f3n de capital con impacto, junto con programas orientados al <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">acceso a vivienda para j\u00f3venes<\/a> y a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a>.<\/p>\n<h2>Eficiencia energ\u00e9tica: m\u00e1s vivienda con calificaci\u00f3n A<\/h2>\n<p>En paralelo, la eficiencia energ\u00e9tica de la obra nueva muestra avances. En 2025, el <strong>73%<\/strong> de las promociones obtuvo calificaci\u00f3n <strong>A<\/strong> en consumo energ\u00e9tico (ocho puntos m\u00e1s que en 2024) y el <strong>84%<\/strong> alcanz\u00f3 la <strong>A<\/strong> en emisiones (cuatro puntos m\u00e1s). El mejor desempe\u00f1o se observa en vivienda unifamiliar, cooperativas, proyectos destinados al alquiler y en vivienda protegida.<\/p>\n<p>Este enfoque se alinea con la estrategia europea para mejorar el rendimiento energ\u00e9tico de los edificios, recogida en la normativa y directrices comunitarias sobre eficiencia en el sector.
