Este trimestre tendr\u00e1 luz verde la construcci\u00f3n de 2.800 nuevas viviendas.\u00a0 La colaboraci\u00f3n ser\u00e1 p\u00fablico-privada, con condiciones de alquiler asequible promovidas por la Entidad Estatal de Vivienda. Sumadas a las 1.600 ya licitadas en 2025, el volumen total ascender\u00e1 a 4.400 viviendas en este periodo.<\/p>\n<h2>Casa 47: vivienda asequible con colaboraci\u00f3n p\u00fablico-privada<\/h2>\n<p>Rodr\u00edguez subray\u00f3 que Casa 47 nace con solvencia financiera. M\u00e1s de 13000 millones de euros para los pr\u00f3ximos a\u00f1os. El objetivo es acelerar la oferta de vivienda en alquiler a precios moderados. La nueva licitaci\u00f3n incluir\u00e1:<\/p>\n<p>&#8211; suelos con condici\u00f3n urbana finalista<br \/>\n&#8211; ayudas p\u00fablicas<br \/>\n&#8211; financiaci\u00f3n y arrendamientos adaptados a criterios de asequibilidad fijados por el Gobierno.<\/p>\n<p>La estrategia se alinea con iniciativas de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>, enfocadas en ampliar parque residencial con <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a>. Tambi\u00e9n en favorecer el acceso de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes<\/a> al alquiler asequible.<\/p>\n<h2>Condiciones de acceso y alquiler de vivienda<\/h2>\n<p>Los contratos de alquiler impulsados por Casa 47 tendr\u00e1n una duraci\u00f3n inicial de 14 a\u00f1os y pr\u00f3rrogas autom\u00e1ticas de 7 a\u00f1os, hasta un m\u00e1ximo de 75 a\u00f1os, siempre que se mantengan las condiciones de acceso. El precio no se calcular\u00e1 por el coste de construcci\u00f3n, sino por la capacidad de pago de los hogares, para que nadie destine m\u00e1s del 30% de sus ingresos al alquiler.<\/p>\n<p>Como requisito econ\u00f3mico, las rentas de quienes accedan a estas viviendas deber\u00e1n situarse entre 2 y 7,5 veces el Iprem (entre 1.200 y 4.500 euros mensuales, seg\u00fan estimaciones del Ministerio), lo que cubrir\u00eda en torno al 60% de la clase media y trabajadora.<\/p>\n<p>La pr\u00f3xima semana, el Consejo Rector aprobar\u00e1 las bases para incorporar la opci\u00f3n de compra de patrimonio privado con el fin de convertirlo en parque p\u00fablico de <strong>vivienda asequible<\/strong> titularidad del Estado.
