




{"id":15303,"date":"2026-01-31T10:53:13","date_gmt":"2026-01-31T08:53:13","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15303"},"modified":"2026-02-16T12:25:20","modified_gmt":"2026-02-16T10:25:20","slug":"las-tablas-oeste-aviva-vivienda-en-madrid","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/las-tablas-oeste-aviva-vivienda-en-madrid\/","title":{"rendered":"Las Tablas Oeste aviva vivienda en Madrid"},"content":{"rendered":"<p>La aprobaci\u00f3n de la urbanizaci\u00f3n de Las Tablas Oeste de Madrid activa el inicio de obras de <strong>vivienda. <\/strong>Tambi\u00e9n de equipamientos vinculados a <em>Madrid Nuevo Norte<\/em> en el segundo trimestre del a\u00f1o, en lo que <em>Crea Madrid Nuevo Norte<\/em> define como \u201cun hito hist\u00f3rico\u201d para pasar del dise\u00f1o a la ejecuci\u00f3n.<\/p>\n<h2>Calendario de obras y oferta de vivienda<\/h2>\n<p>Las Tablas Oeste es el primer \u00e1mbito de cuatro que integran<em> Madrid Nuevo Norte<\/em> en obtener luz verde. Esto abre la puerta a la construcci\u00f3n de una actuaci\u00f3n de 3,4 millones de m\u00b2 y 5,6 km de longitud. Adem\u00e1s, prev\u00e9 casi 10.500 viviendas y 400.000 m\u00b2 de zonas verdes, incluido un gran parque central de 13 hect\u00e1reas.<\/p>\n<p>En este sentido, con unos 305.000 m\u00b2 de superficie, se prev\u00e9 edificar <strong>741 viviendas. <\/strong>De las que el <strong>37%<\/strong> se destinar\u00e1n a <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">pol\u00edticas p\u00fablicas y acceso de j\u00f3venes<\/a>. La ejecuci\u00f3n se dividir\u00e1 en dos etapas para facilitar la recepci\u00f3n municipal y la simultaneidad de urbanizaci\u00f3n y edificaci\u00f3n. El sistema elegido es el de compensaci\u00f3n.\u00a0 As\u00ed, la Junta de Compensaci\u00f3n se constituy\u00f3 el 10 de abril de 2025. Posteriormente aprobada 29 de mayo de 2025 e integrada por <em>Crea Madrid Nuevo Norte<\/em> (97% de la propiedad). Tambi\u00e9n particip\u00f3 Sepes, ahora Casa 47.<\/p>\n<h2>Zonas verdes, accesibilidad y vivienda asequible<\/h2>\n<p>El desarrollo completar\u00e1 la franja oeste del barrio de Las Tablas. De esta forma se mejorar\u00e1 su conexi\u00f3n con el conjunto de Madrid Nuevo Norte y con la ciudad. Incluir\u00e1 m\u00e1s de <strong>91.000 m\u00b2<\/strong> de espacios verdes distribuidos en:<br \/>\n&#8211; nueve \u00e1reas ajardinadas<br \/>\n&#8211; grandes parques<br \/>\n&#8211; diversos usos mixtos (viviendas, oficinas, comercio y equipamientos educativos, deportivos y c\u00edvico-sociales).<br \/>\nTodo esto con el fin de impulsar <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social e impacto en el barrio<\/a>.<\/p>\n<p>El proyecto incorpora un enfoque de accesibilidad universal con certificaci\u00f3n AIS 1\/2023, itinerarios peatonales accesibles, rampas de pendiente limitada y ascensores urbanos que conectar\u00e1n Las Tablas con la pasarela hacia Malmea-San Roque-Tres Olivos y, en fases posteriores, con el entorno del puente de Herrera Oria.<\/p>\n<h2>Las Tablas Oeste: sostenibilidad, participaci\u00f3n y gesti\u00f3n digital<\/h2>\n<p>Entre 2022 y 2023 se desarroll\u00f3 un proceso pionero de participaci\u00f3n con vecinos, asociaciones y colectivos (28 sesiones presenciales y cinco encuestas online) para integrar criterios de accesibilidad, sostenibilidad social y calidad del espacio p\u00fablico.
