El proyecto reserva el 60% para <em>j\u00f3venes<\/em> menores de 35 a\u00f1os, fija una renta m\u00e1xima de 10,06 \u20ac\/m\u00b2 y limita el contrato rotacional a un m\u00e1ximo de 7 a\u00f1os, con excepci\u00f3n de mayores de 65.<\/p>\n<h2>Vivienda protegida en 14 solares: condiciones y precios<\/h2>\n<p>La licitaci\u00f3n se divide en tres lotes, con un paquete principal de cinco parcelas que podr\u00eda sumar hasta 732 alojamientos y que ha atra\u00eddo a varias promotoras. Los alquileres se sit\u00faan en una horquilla orientativa de 450 a 600 euros mensuales, en funci\u00f3n de la superficie y del tope de 10,06 \u20ac\/m\u00b2. Al menos el 55% de las unidades ser\u00e1 de un dormitorio y se prev\u00e9 un 15% de superficie para zonas y servicios comunes.<\/p>\n<p>El esquema prioriza <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">vivienda para j\u00f3venes<\/a> y contempla contratos de hasta 7 a\u00f1os para favorecer la rotaci\u00f3n y el acceso. Adem\u00e1s, se articula como <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a>, con impacto directo en la oferta de alquiler asequible.<\/p>\n<h2>Promotoras interesadas y papel de GENIVS INSULAE<\/h2>\n<p>Cuatro promotoras han mostrado inter\u00e9s en este concurso municipal: Fundaci\u00f3n Salas, Fundaci\u00f3n Casas, Urbania y <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a>. En el lote de mayor tama\u00f1o compiten varias firmas por desarrollar un volumen significativo de alojamientos con est\u00e1ndares de calidad, eficiencia y gesti\u00f3n profesionalizada.<\/p>\n<p>El Ayuntamiento prev\u00e9 incentivar la promoci\u00f3n para acelerar la entrega y estabilizar precios mediante alquileres tasados. Aunque el plan es de \u00e1mbito local, su dise\u00f1o es compatible con f\u00f3rmulas de colaboraci\u00f3n p\u00fablico-privada y posibles v\u00edas de cofinanciaci\u00f3n \u2014incluidos instrumentos de <a href=\"https:\/\/ec.europa.eu\/regional_policy\/es\/\" target=\"_blank\" rel=\"noopener\">fondo europeo<\/a> cuando proceda\u2014 para reforzar la sostenibilidad del proyecto.<\/p>\n<h2>Calendario y objetivos de vivienda asequible<\/h2>\n<p>La licitaci\u00f3n marca un hito del Plan Municipal de Vivienda y Suelo, con el objetivo de incrementar el parque en alquiler y reducir la presi\u00f3n sobre los precios.
