La iniciativa da continuidad al Decreto 180\/2024 y busca impulsar oferta a precio asequible y facilitar el acceso de colectivos con mayor dificultad.<\/p>\n<h2>Consulta p\u00fablica para fijar el precio de vivienda VPP en 2026<\/h2>\n<p>El Diari Oficial de la Generalitat Valenciana ha publicado la apertura del tr\u00e1mite de consulta, que permanecer\u00e1 abierto durante <strong>quince d\u00edas naturales<\/strong> desde el d\u00eda siguiente a su publicaci\u00f3n. To finish the decoding make sure that JavaScript is enabled in your browser.'>dg<span class=\"apbct-blur\">*********<\/span>@<span class=\"apbct-blur\">*<\/span>va.es<\/span><\/a> y a trav\u00e9s del Portal de Participaci\u00f3n, en el apartado de \u201cNormativa en tramitaci\u00f3n\u201d.<\/p>\n<p>El objetivo es definir la orden que determine los valores est\u00e1ndar y ajustado del m\u00f3dulo para VPP, garantizando seguridad jur\u00eddica y una referencia actualizada para el mercado de la <strong>vivienda<\/strong> protegida.<\/p>\n<h2>M\u00f3dulo din\u00e1mico de vivienda: criterios y valor ajustado<\/h2>\n<p>El nuevo m\u00f3dulo incorpora criterios objetivos por municipio, como renta media, evoluci\u00f3n demogr\u00e1fica y precio medio de compraventa. Se parte de un <strong>valor est\u00e1ndar de 2.400 \u20ac\/m\u00b2<\/strong> y se prev\u00e9 su revisi\u00f3n para 2026. Adem\u00e1s, se establecer\u00e1 un <strong>valor ajustado<\/strong> para aquellos municipios en los que, seg\u00fan el estudio, los precios de venta superen al menos en un <strong>20%<\/strong> el est\u00e1ndar, permitiendo adaptar el precio m\u00e1ximo a las condiciones locales.<\/p>\n<p>Con este enfoque se pretende mejorar la viabilidad de promociones de VPP, reforzar el <em>alquiler asequible<\/em> y la compra a precio inferior al de renta libre, as\u00ed como orientar la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> hacia las zonas donde m\u00e1s se necesita.<\/p>\n<h2>Impacto en j\u00f3venes y alquiler asequible<\/h2>\n<p>La Conselleria destaca que, desde la aprobaci\u00f3n del decreto de VPP, se han triplicado las solicitudes de calificaci\u00f3n provisional, lo que refleja el inter\u00e9s promotor. La pol\u00edtica de <strong>vivienda<\/strong> se centra en facilitar el acceso a <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes<\/a> y personas con mayores dificultades, combinando impulso a la construcci\u00f3n con medidas como deducciones fiscales (rebaja del ITP) y avales para la compra.<\/p>\n<p>La hoja de ruta encaja con iniciativas orientadas a la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">GENIVS INSULAE<\/a> y con estrategias de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">impacto social<\/a>, abriendo la puerta a sinergias con instrumentos de <em>fondo europeo<\/em> cuando
