La iniciativa busca combinar rentabilidad y contribuci\u00f3n social mediante un modelo escalable orientado a grandes ciudades.<\/p>\n<h2>Genivs y su fondo de inversi\u00f3n de impacto para ampliar el alquiler asequible juvenil<\/h2>\n<p>El proyecto nace con una tesis clara: la vivienda asequible no puede depender \u00fanicamente del ciclo presupuestario p\u00fablico. GENIVS se estructura para canalizar inversi\u00f3n hacia infraestructuras residenciales de car\u00e1cter social, apoy\u00e1ndose en experiencia acumulada en vivienda social, inversi\u00f3n \u00e9tica, gesti\u00f3n p\u00fablica y banca de inversi\u00f3n. Su ambici\u00f3n es desplegar un parque de vivienda protegida en alquiler con est\u00e1ndares de calidad, sostenibilidad y permanencia en el tiempo.<\/p>\n<p>Seg\u00fan el planteamiento del fondo, el foco prioritario estar\u00e1 en j\u00f3venes menores de 35 a\u00f1os, uno de los colectivos con mayores barreras de acceso al mercado residencial, tanto por precariedad salarial como por escalada de rentas. GENIVS trabaja con un pipeline superior a 500 viviendas y ha identificado o se encuentra en fases de licitaci\u00f3n para agregar m\u00e1s de 2.100 unidades en ciudades como Madrid, Barcelona, M\u00e1laga o Zaragoza, con una previsi\u00f3n de escala de hasta 3.000 viviendas en funci\u00f3n del tama\u00f1o final del fondo.<\/p>\n<p>En el plano social, la estrategia contempla alianzas con entidades especializadas y actores del ecosistema \u2014como Provivienda, H\u00e0bitat3 y Metropolitan House\u2014, y establece un compromiso de desarrollar un m\u00ednimo del 70% en vivienda protegida, destinando el 100% de esas unidades a alquiler social o asequible. En ese marco, el fondo combina dos promesas: una rentabilidad anual objetivo en el entorno del 10% y un impacto social medible, incorporado como criterio de seguimiento y
