En paralelo, el alquiler medio alcanza los 14,5 \u20ac\/m\u00b2 al mes y el esfuerzo para un piso tipo de dos dormitorios sube al 36% de los ingresos de un hogar medio.<\/p>\n<h2>Qu\u00e9 dice el informe: vivienda usada, alquiler y esfuerzo<\/h2>\n<p>Seg\u00fan Idealista, el precio de la <strong>vivienda<\/strong> usada en su portal marca un m\u00e1ximo hist\u00f3rico de 2.555 \u20ac\/m\u00b2. En alquiler, la media se sit\u00faa en 14,5 \u20ac\/m\u00b2 (+21,8% en casi dos a\u00f1os) y la tasa de esfuerzo asciende al 36% de los ingresos netos.<\/p>\n<p>La demanda presiona: en el 3T de 2025, cada anuncio de alquiler recibi\u00f3 de media 35 contactos (frente a 31 en el 3T de 2024). En pisos compartidos, la oferta creci\u00f3 un 20% interanual en el 3T y el precio medio fue de 405 \u20ac\/mes (+6,6% respecto al 3T de 2023), con 22 contactos de media por anuncio.<\/p>\n<p>El portal vincula la escasez del mercado a un marco regulatorio que, a su juicio, genera inseguridad jur\u00eddica en los peque\u00f1os propietarios. Tambi\u00e9n critica que la Ley de Vivienda no habr\u00eda resuelto la falta de <em>alquiler asequible<\/em> en grandes ciudades.<\/p>\n<h2>Contexto y debate: vivienda protegida y pol\u00edticas p\u00fablicas<\/h2>\n<p>La declaraci\u00f3n del CIS citada por Idealista sit\u00faa la <strong>vivienda<\/strong> entre las principales preocupaciones ciudadanas. En su an\u00e1lisis, el portal defiende priorizar la ampliaci\u00f3n del parque de <strong>vivienda protegida<\/strong> y medidas que incentiven la oferta.
