




{"id":15035,"date":"2025-11-17T17:31:55","date_gmt":"2025-11-17T15:31:55","guid":{"rendered":"https:\/\/www.habitatinsulae.es\/?p=15035"},"modified":"2025-11-24T18:04:58","modified_gmt":"2025-11-24T16:04:58","slug":"zaragoza-sortea-8-viviendas-en-alquiler-con-opcion-a-compra","status":"publish","type":"post","link":"https:\/\/www.habitatinsulae.es\/ca\/zaragoza-sortea-8-viviendas-en-alquiler-con-opcion-a-compra\/","title":{"rendered":"Zaragoza sortea 8 viviendas protegidas en alquiler con opci\u00f3n de compra"},"content":{"rendered":"<p>\u00a0<\/p>\n<p>El Ayuntamiento de Zaragoza ha celebrado un sorteo p\u00fablico para asignar 8 <strong>viviendas<\/strong> protegidas en r\u00e9gimen de alquiler con opci\u00f3n de compra en el distrito de Torrero, con una lista de 293 aspirantes y criterios unificados de transparencia y publicidad.<\/p>\n<h2>Proceso de sorteo y asignaci\u00f3n de vivienda<\/h2>\n<p>En un acto p\u00fablico celebrado en la sede de Zaragoza Vivienda, se extrajo el n\u00famero 290 como referencia de inicio para ordenar la lista de 293 solicitantes. Una de las viviendas se reserva a una unidad de convivencia en la que al menos una persona acredite un 33% de discapacidad. Para esta vivienda se revisar\u00e1 la lista desde el 290 hasta localizar la primera solicitud que cumpla los requisitos.<\/p>\n<p>Las otras siete viviendas se adjudicar\u00e1n desde el n\u00famero 290 en adelante y, al llegar al final, el listado continuar\u00e1 por el 1 hasta cubrir las siete vacantes. Los adjudicatarios ser\u00e1n provisionales mientras Zaragoza Vivienda verifica el cumplimiento de requisitos; si alguno no los cumple, la vacante pasar\u00e1 al siguiente n\u00famero. Con este sistema se conforma tambi\u00e9n la lista de reserva para futuras disponibilidades de la promoci\u00f3n.<\/p>\n<p>La medida se enmarca en la consolidaci\u00f3n de criterios estables y comunes para esta tipolog\u00eda de vivienda, con el objetivo de garantizar la igualdad de oportunidades y reforzar la <a href=\"https:\/\/www.habitatinsulae.es\/ca\/impacto-social\/\" target=\"_blank\" rel=\"noopener\">inversi\u00f3n social<\/a> en el acceso a la vivienda.<\/p>\n<h2>Requisitos, alquiler asequible y vivienda protegida<\/h2>\n<p>Las viviendas se arriendan por un periodo de siete a\u00f1os y el inquilino podr\u00e1 ejercer la opci\u00f3n de compra transcurridos cinco. Pueden acceder mayores de edad no propietarios ni usufructuarios de inmueble, conforme a la normativa auton\u00f3mica de <strong>vivienda protegida<\/strong>, y empadronados en Zaragoza. Los ingresos de la unidad de convivencia no deber\u00e1n superar 4,5 veces el IPREM ponderado.<\/p>\n<p>Para la vivienda reservada por discapacidad se exige acreditar un grado igual o superior al 33%. Si no hubiera solicitantes v\u00e1lidos, esa vivienda pasar\u00e1 a la lista general. El coste del arrendamiento \u2014incluyendo anejos y gastos de comunidad\u2014 no podr\u00e1 superar el 30% de los ingresos m\u00ednimos anuales de la unidad de convivencia, lo que refuerza el criterio de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/genivs\/\" target=\"_blank\" rel=\"noopener\">alquiler asequible<\/a> vinculado a objetivos de <a href=\"https:\/\/www.habitatinsulae.es\/ca\/vivienda-joven\/\" target=\"_blank\" rel=\"noopener\">j\u00f3venes<\/a> y familias.<\/p>\n<h2>Caracter\u00edsticas de las viviendas en Torrero<\/h2>\n<p>La promoci\u00f3n, propiedad de la Sociedad Municipal Zaragoza Vivienda, se sit\u00faa entre las calles Casa Ganaderos, Manuel Villanueva y Semblante Aragon\u00e9s (n\u00fameros 2-4-6). Se ofertan 8 viviendas con plaza de garaje (25 m\u00b2 aprox.) y trastero (media de 8 m\u00b2): siete de tres dormitorios y una de cuatro, con superficies entre 77,15 y 89,55 m\u00b2.<\/p>\n<p>Las rentas mensuales \u2014IVA y comunidad incluidos\u2014 oscilan entre 696,89 \u20ac y 784,53 \u20ac. El alquiler vigente se fija en 5,85 \u20ac\/m\u00b2 para vivienda y 3,51 \u20ac\/m\u00b2 para anejos (seg\u00fan acuerdo del Consejo de Administraci\u00f3n de 9 de julio de 2025), con actualizaci\u00f3n anual conforme al \u00edndice correspondiente. El contrato dura siete a\u00f1os y la opci\u00f3n de compra puede ejercerse desde el quinto a\u00f1o.<\/p>\n<p>El precio m\u00e1ximo de venta se determinar\u00e1 por la normativa auton\u00f3mica vigente en el momento de la compraventa y se abonar\u00e1 al firmar la escritura p\u00fablica. Se descontar\u00e1 el 30% de las rentas pagadas hasta esa fecha como pagos parciales adelantados.
