Esta fase se suma a la primera, ya en marcha, que contempla m\u00e1s de 1.600 pisos. En conjunto, el <strong>Plan Suma Vivienda<\/strong> prev\u00e9 superar las 2.200 viviendas de alquiler asequible en el sureste de la ciudad. Seg\u00fan la planificaci\u00f3n municipal, cerca de 400 pisos se ubicar\u00e1n en Los Ahijones y el resto en Los Berrocales, con capacidad para alojar a alrededor de 1.600 madrile\u00f1os.<\/p>\n<h2>Colaboraci\u00f3n p\u00fablico-privada, IPREM y alquiler asequible<\/h2>\n<p>El modelo del <strong>Plan Suma Vivienda<\/strong> se basa en derechos de superficie: el adjudicatario construye y gestiona los inmuebles en r\u00e9gimen de alquiler asequible durante 70 a\u00f1os y, pasado ese periodo, las viviendas se incorporan al patrimonio municipal. El programa ampl\u00eda los perfiles de acceso: podr\u00e1n optar madrile\u00f1os con ingresos de hasta 5,5 veces el IPREM, con la garant\u00eda de que la renta no superar\u00e1 el 30\u00a0% de los ingresos familiares. Los proyectos se dise\u00f1ar\u00e1n con est\u00e1ndares de eficiencia energ\u00e9tica y calidad, alineados con las necesidades actuales de la <strong>vivienda<\/strong> en Madrid.
