El precio medio alcanz\u00f3 los <strong>3.151 \u20ac\/m\u00b2<\/strong>, un m\u00e1ximo hist\u00f3rico, con una subida del <strong>12,2%<\/strong> interanual, seg\u00fan el INE.<\/p>\n<p>Aunque los tipos de inter\u00e9s han bajado y los ingresos han crecido de forma moderada, el Banco de Espa\u00f1a se\u00f1ala que la accesibilidad a la vivienda solo mejor\u00f3 un <strong>0,3%<\/strong> en el primer trimestre. La raz\u00f3n: la subida de precios anula cualquier ventaja financiera.<\/p>\n<p><strong>El golpe a los j\u00f3venes y la reforma como alternativa<\/strong><\/p>\n<p>La tasa de emancipaci\u00f3n juvenil cay\u00f3 al <strong>15,2%<\/strong>, el nivel m\u00e1s bajo desde que hay registros. Ante la escasez de obra nueva, muchos optan por la vivienda de segunda mano y las reformas. En 2024 crecieron un <strong>47%<\/strong> y en 2025 se prev\u00e9n <strong>1,9 millones de reformas<\/strong>.<\/p>\n<p><strong>Lo que proponen los expertos<\/strong><\/p>\n<p>La prioridad es aumentar la oferta. La <strong>Ley del Suelo<\/strong> podr\u00eda agilizar licencias y dar m\u00e1s seguridad jur\u00eddica para nuevas construcciones. Tambi\u00e9n se plantean incentivos fiscales para el alquiler asequible y modelos como <em>build-to-rent<\/em> o <em>coliving<\/em>.<\/p>\n<p><strong>Rehabilitar viviendas vac\u00edas, una oportunidad<\/strong><\/p>\n<p>Espa\u00f1a cuenta con <strong>3,8 millones de viviendas vac\u00edas<\/strong> que podr\u00edan destinarse al alquiler social. Los programas con fondos europeos incluyen ayudas y exenciones fiscales a propietarios que rehabiliten y alquilen a precios regulados durante cinco a\u00f1os.<\/p>\n<p><strong>Una estrategia pendiente<\/strong><\/p>\n<p>La <strong>Ley de Vivienda de 2023<\/strong> no ha logrado frenar de forma generalizada el precio de los alquileres y, en algunos casos, ha reducido la oferta.
