Seg\u00fan un informe de <strong>Idealista<\/strong>, la oferta de este segmento se concentra mayoritariamente en destinos tur\u00edsticos de primer nivel y grandes capitales, hasta el punto de que <strong>seis provincias concentran el 84% de toda la oferta nacional<\/strong>.<\/p>\n<p>En cifras, el 23% de estas propiedades est\u00e1n en <strong>Islas Baleares<\/strong>, el 20% en <strong>M\u00e1laga<\/strong>, el 14% en <strong>Madrid<\/strong>, un 22% repartido a partes iguales entre <strong>Barcelona<\/strong> y <strong>Alicante<\/strong>, y el 6% en <strong>Girona<\/strong>. En total, el 1 de agosto de 2025 se anunciaban unas <strong>43.700 viviendas de lujo<\/strong> en venta en toda Espa\u00f1a.<\/p>\n<h2>Baleares lidera el mercado de ultralujo<\/h2>\n<p>La posici\u00f3n de <strong>Islas Baleares<\/strong> es a\u00fan m\u00e1s destacada en el segmento de <em>ultralujo<\/em> \u2014viviendas por encima de los tres millones de euros\u2014, donde concentra el 34% de la oferta nacional. Le siguen M\u00e1laga (31%), Madrid (12%), Barcelona (6%), Alicante (5%) y Girona (3%). Todas estas provincias figuran tambi\u00e9n entre las de <strong>precio por metro cuadrado m\u00e1s elevado<\/strong> del pa\u00eds.<\/p>\n<p>Be\u00f1at del Coso, portavoz de Idealista, se\u00f1ala que estas zonas comparten factores clave: \u201cbuen clima, servicios de calidad, paisajes y playas\u201d, lo que las convierte en objetivo de <strong>grandes patrimonios internacionales<\/strong>. Sin embargo, matiza que la tipolog\u00eda de vivienda por un mill\u00f3n de euros var\u00eda significativamente seg\u00fan la provincia.<\/p>\n<h2>Perfiles de compradores y tendencias del sector<\/h2>\n<p>El <strong>perfil del comprador<\/strong> de vivienda de lujo en Espa\u00f1a es diverso, aunque todos comparten una alta capacidad econ\u00f3mica. En <strong>Madrid<\/strong>, crece la demanda de compradores latinoamericanos que buscan estabilidad jur\u00eddica, optando por <strong>edificios cl\u00e1sicos rehabilitados<\/strong> en zonas como Salamanca, Recoletos, Jer\u00f3nimos, El Viso y La Moraleja.<\/p>\n<p><strong>Marbella<\/strong> atrae a un p\u00fablico m\u00e1s variado, mientras que <strong>Barcelona<\/strong> seduce a europeos y estadounidenses, y <strong>Girona<\/strong> combina compradores catalanes de alto poder adquisitivo con inversores de otros pa\u00edses europeos. <strong>Alicante<\/strong>, en plena expansi\u00f3n en el mercado de lujo, destaca por ser la provincia con mayor porcentaje de compradores extranjeros en todo tipo de vivienda (34%), seguida de Baleares (28%), donde predominan alemanes y ciudadanos escandinavos.<\/p>\n<p>Una caracter\u00edstica com\u00fan de este segmento es la baja dependencia de financiaci\u00f3n: a diferencia del 72% de los compradores de vivienda en general, la mayor\u00eda de los compradores de lujo adquiere la propiedad <strong>sin necesidad de hipoteca<\/strong>, lo que les permite negociar precios y condiciones de pago con mayor
