Tres a\u00f1os despu\u00e9s, en 2033, el m\u00ednimo exigido subir\u00e1 a la letra D. Esta medida, incluida en el <strong>Pacto Verde Europeo<\/strong>, busca reducir las emisiones del sector de la construcci\u00f3n, responsable de m\u00e1s de un tercio de los gases de efecto invernadero en la UE.<\/p>\n<h2>Impacto en Espa\u00f1a: un parque residencial envejecido<\/h2>\n<p>En Espa\u00f1a, el desaf\u00edo es may\u00fasculo. Seg\u00fan la Federaci\u00f3n Nacional de Asociaciones Inmobiliarias (FAI), la edad media de las viviendas es de 43,5 a\u00f1os y casi la mitad se construy\u00f3 antes de que existieran normativas b\u00e1sicas de aislamiento. La mayor\u00eda se sit\u00faa en las letras E, F o G del <strong>Certificado de Eficiencia Energ\u00e9tica (CEE)<\/strong>, quedando directamente afectada por la nueva regulaci\u00f3n.<\/p>\n<p>La rehabilitaci\u00f3n para alcanzar la calificaci\u00f3n m\u00ednima no es trivial: implica mejorar el aislamiento en fachadas y cubiertas, sustituir ventanas, modernizar sistemas de climatizaci\u00f3n e integrar energ\u00edas renovables. El Ministerio para la Transici\u00f3n Ecol\u00f3gica estima que el <strong>85% de los edificios espa\u00f1oles necesitar\u00e1n intervenciones<\/strong>. Aunque costosas, estas reformas pueden revalorizar el inmueble y reducir facturas energ\u00e9ticas.<\/p>\n<h2>Perfiles de viviendas en mayor riesgo<\/h2>\n<p>La empresa Sto Ib\u00e9rica identifica ocho tipos de viviendas especialmente expuestas:<\/p>\n<ul>\n<li>Construidas antes de 1980 sin reformas energ\u00e9ticas.<\/li>\n<li>Con facturas energ\u00e9ticas muy elevadas.<\/li>\n<li>Con humedades, moho y bajo confort t\u00e9rmico.<\/li>\n<li>En zonas c\u00e1lidas sin protecci\u00f3n solar pasiva.<\/li>\n<li>Con envolventes sin aislamiento.<\/li>\n<li>Con ventanas obsoletas.<\/li>\n<li>Con sistemas t\u00e9rmicos y electrodom\u00e9sticos antiguos.<\/li>\n<li>Sin instalaciones que sumen puntos al CEE, como paneles solares o ventilaci\u00f3n mec\u00e1nica.<\/li>\n<\/ul>\n<p>En un contexto de alta demanda y oferta limitada, las viviendas con calificaci\u00f3n F o G podr\u00edan convertirse en activos sin valor comercial a partir de 2030.<\/p>\n<h2>C\u00f3mo funciona y c\u00f3mo mejorar el Certificado de Eficiencia Energ\u00e9tica<\/h2>\n<p>El CEE, obligatorio desde 2013 en Espa\u00f1a, eval\u00faa el consumo anual de energ\u00eda y las emisiones de CO\u2082 de un inmueble, clasific\u00e1ndolo en una escala de la A (m\u00e1xima eficiencia) a la G (m\u00ednima). El documento incluye recomendaciones para mejorar la calificaci\u00f3n, como:<\/p>\n<ul>\n<li>Refuerzo del aislamiento en fachadas, cubiertas y suelos.<\/li>\n<li>Sustituci\u00f3n de ventanas con rotura de puente t\u00e9rmico y doble\/triple acristalamiento.<\/li>\n<li>Instalaci\u00f3n de sistemas de climatizaci\u00f3n de alta eficiencia.<\/li>\n<li>Incorporaci\u00f3n de energ\u00edas renovables (solar fotovoltaica, t\u00e9rmica, biomasa).<\/li>\n<li>Ventilaci\u00f3n mec\u00e1nica con recuperaci\u00f3n de calor.<\/li>\n<li>Sistemas inteligentes de gesti\u00f3n del consumo.<\/li>\n<\/ul>\n<p>Estas medidas no solo cumplen la normativa, sino que aumentan el valor de mercado y reducen el gasto energ\u00e9tico. Adem\u00e1s, los fondos europeos <strong>Next Generation<\/strong> ofrecen subvenciones para la rehabilitaci\u00f3n energ\u00e9tica.<\/p>\n<p>Para conocer la calificaci\u00f3n energ\u00e9tica de una vivienda, el propietario o comprador puede consultar la etiqueta en anuncios, la documentaci\u00f3n del inmueble o el registro oficial de su comunidad aut\u00f3noma.
